As a 3 family dwelling larger than 35,000 cf of enclosed space, the state building code (section 107.6) requires construction control services. A code review, plans and specifications must be prepared by a registered design professional. The building code requires that a sprinkler system be installed in all residential buildings other than single-and two- family homes. The plans you submitted don't show a system. The Zoning Board approved this project based on an enclosed breezeway connecting the existing house and the renovated garage. The plans submitted with the building permit are not clear, but the breezeway connector must be enclosed and function to create a single building. Please provide the Construction Control documentation, sprinkler plans or a code compliance alternative and more details of the breezeway connector. I've attached a copy of the 2014 zoning permit approval. The change from three stories to two was approved administratively in 2016. The most recent code review I have is is 4/3/17. It doesn't include some of the changes we went over; adding points for the fire alarm system and taking away points for a few other things. The chapter 13 review passes (see attached sheet). The most recent plans show the devices but I still need the fire alarm narrative from the alarm company. Ceiling, wall and floor section details don't match up with the HERS energy efficiency plan specifications. 111 issue the permit but we need this information before we do the framing inspections.
