TEL No . 41 5o5-5944 Nov 10 i. 13 : 02 No .0O2 N002 .P 2 Quickbeam Realty Trust Zoning Permit Application Narrative Description On behalf of Pro Lube Oil Change & Tune-Up, Quickbeam Realty Trust is making application for the alteration of an existing pole sign located at 460-492 Pleasant Street, Northampton. Quickbeam Realty is the owner of the property and leases the building at 480 Pleasant Street to Pro Lube Oil Change. Pro Lube Oil Change purchased the business from SpeeDee Oil Change in August of 1990. At the time of purchase, there was an existing "sandwich board" type sign for the business, located in front of building housing the business and near Pleasant Street. The sign identified the business and its services (such as identification that it was an inspection station) . On Tuesday, September 14 , 1993, Pro Lube was cited by the Building Department for having this sandwich board type of sign and ordered to remove or move it within 46 hours. Pro Lube will comply with this request. However, the removal of this sign leaves the business without street signage and without such signage that it has had since it purchased the business. Such street signage for this type of business is imperative - not only for identification, but as well, for the impulse type of sale which occurs quite frequently in this type of service business. Coincidently, Quickbeam Realty also owns the property next door which is occupied by the Pleasant Street Car Wash. The Pleasant Street Car Wash has an existing pole sign, identifting the business . This particular sign was in two parts - the top portion identifying the Pleasant Street Car Wash and the lower portion with directions on entering the property. The lower portion was damaged by a tractor trailer truck and subsequently was removed. Quickbeam proposes to put back up on the existing pole sign, a sign identifying the Pro Lube business . It would be suggested that no additional signage is being proposed, as the signage was there on the pole sign. It would also respectfully request that such signage is critical to the operation of the Pro tube business, especially given that such roadside type signage has been present for Pro Lube for the past three years. Attached to this application is a picture of the pole sign, showing the damage to the lower portion which was removed. Also attached is a sketch of the proposed Pro Lube signage.
