February 13,2017 Liberty General Contracting,Inc. 9 B Welmeco Way Easthampton,MA 01027 Attention: Mr.Ted Boulais Reference: Re-roofing Loading Assessment Amherst Woodworking 30 Industrial Drive Northampton,Massachusetts Mr.Boulais: As part of the building improvement plan,the Owner is considering the feasibility of installing a new standing seam metal roofing system over the existing low slope pre-engineered metal roof system.The building,circa 1981,has a footprint of approximately 30,300 square feet.The structure is a conventional pre-engineered metal building.The proposed standing seam roofing system and insulation will impose a load of 1.85 pounds per square foot on the existing roof structure. This roof loading assessment is based upon the current Massachusetts State Building Code(MSBC 780 CMR 8th Edition).The International Existing Building Code(IEBC)2009 has now replaced the former Chapter 34 entitled "Repair,Alterations,Addition,and Change of Use of Existing Buildings".The Massachusetts Supplement also includes a number of edits that apply to this IEBC Code review. A partial set of existing drawings were made available for our use.The drawings were prepared by Associated Building,Inc.and axe dated March 3, 1981.The sheets were 1 and 5.The weights for the in-place and proposed standing seam roofing were provided by Package Steel Buildings of Sutton,Massachusetts,the original fabricators. Our design-check calculations are based upon the above mentioned drawings and the structural requirements as set forth in the 2009 International Existing Building Code(IEBC),including the Massachusetts Amendments to the Massachusetts State Building Code 8th Edition. To summarize the existing roof framing system,it is comprised of eight(8)pre-engineered metal building frames,(2)of which are end wall frames.The typical frame spacing is 25'-0"on center and each is made up of a tapered column and beam.The roofing system is supported by ZEE purlins spaced at 30-inches on center.To achieve some degree of continuity,the ZEE purlins run over the top of the frame beams,are lapped,and then bolted together resulting in a four span condition.The existing roof insulation is draped between the purlins. Referring to Chapter 6 Alteration-Level 1,Section 606:Structural;Sub-Section 606.2,Exception#1 states: 'Structural elements where the additional dead load from the roofing or equipment does not increase the force in the element by more than 5 percent.'The total dead load of the in-place roofing system is 1.6 pounds per square foot and nothing is being removed.So the increase in the dead load is 123.3 percent which is over and beyond the Code maximum of 5 percent. Through a series of design-check calculations,it has been determined that the in-place 8"x 14 gauge purlins and frames do in fact have enough capacity to support the 40 psf ground snow as well as the additional 1.85 pounds per square foot(psf)load that will be imposed by the new standing seam roof system and added insulation. Project History& Scope of work:The proposed work will install new standing seam metal panels over existing metal roof purlin system of a pre-engineered metal building constructed in 1981. The building was originally constructed& used as a manufacturing facility of Factory Industrial,F-1 occupancy. It was later changed to S-i storage occupancy of same Moderate Hazard Classification,as a distribution warehouse of"high end"art work and related products. There will no interior work or any changes to electrical, lighting and heating&ventilation systems. Building Code information:Building consists of the Warehouse area of 30,300 sf;Office area of 2,000 sf, for a total building area of 32,300 sf, and with automatic sprinkler system installed throughout the building.The warehouse building is approximately 202 ft long by 150 ft wide by 20ft high, while the office portion is 50 ft long by 40 ft wide and approximate 14 ft high,with a 12"masonry firewall separation.The building is located on a 440ft by 370ft lot and with a front setback of 115ft while the side setback of 50 ft and with office parking area for 5 can;and rear parking area for 12 cars and a loading dock area for two and trailer parking of 2 spaces. The building is of Type IIIB construction type where the exterior walls are of noncumbustible materials and unprotected interior&exterior structural elements,while interior building elements are of any material permitted by code. The 1 story building meets the requirements of appropriate sections of chapter 5 for height and area limitations and since the building is in excess of 3031 from property line,the exterior non-bearing walls are not required to have any fire rating. The proposed work: The proposed installation of the new metal roof panels with new additional 4"of batt insulation has been assessed by a structural engineer and determined that the existing building structural roof system is capable of supporting the additional loading, with a copy of report attached to the permit application submittal. Building code compliance evaluation of safety issues was conducted by the three categories of: fire safety,means of egress, and general safety,as per code Sections 1301.5.1 through 1301.5.3. -1301.5.1 Fire safety.The building has an existing fire detection, alarm,and fire-suppression systems already installed in the facility,and not in scope of this report. -1301.5.2 Means of egress. The means of egress will not be affected by the proposed work. - 1301.5.3 General safety. Existing structural components were investigated by a structural engineer for new roof loading affected by the proposed work,and his report will be submitted. -Energy Code. This project will not be required to conform to Energy Codes provisions,as the proposed roof panel installation is specifically exempt by Subsection C503.1.1, exception 5.Roof recover. The proposed scope of work does include installation of additional 4"of batt insulation over existing roof surface under the new metal panel roofing system. It may also be exempt as per IECC 2015 Section C402.1.1 Low-energy buildings due to the low temperature requirements of the warehouse storage area which is separated from the office building area,but the peak energy usage has not been confirmed to be less than 3.4 Btu/h-sf, or the 1.0 watt'sf. Code non-compliance: The proposed work meets and exceeds all code compliance requirements. Additional information will be provided to the department once existing conditions are exposed during construction for any impact the proposed work.
