We were happy to read in 350.10.10 that accessory apartments are to "Develop housing units in single-family neighborhoods that are appropriate for households at a variety of stages in their life cycle" Adding an accessory dwelling unit will make being first-time home owners more affordable, It will allow us to rent out the existing house and therefore offer an affordable rental which is in line with the Northampton's housing goals as outlined in the Sustainable Northampton Comprehensive Guide. We will be occupants of one of the dwellings on the property. We intend to rent out the existing 3 bedroom house at an affordable rate as we continue to improve the property and live in the proposed accessory dwelling unit. In a fere years we are likely to move back into the existing 3 bedroom house to raise a family. We will then either rent out the proposed accessory dwelling unit at an affordable rate or invite one of aur aging parents o live there Neighbors We have spoken to several of our neighbors_So far they all love the ideal The so called"tiny house movement` has made structures like the proposed accessory dwelling unit popular with eco-conscious individuals We have spoken most with our next-door neighbors to the south,who are the only neighbors who would be able to see of the accessory dwelling unit from their backyard, They are comfortable with the additional structure and encouraging about our proposal. The existing house is on 1,91 acres and has 225 of frontage to the west along Kennedy road. Major electrical appliances will include the hot water heater, condensing washer/diver and refrigetntor. Plumbing The bath will include toilet,shower and vanity sink.The kitchen will have a double sink and washing machine hookups Water will be brought in from the existing house using its well. A second pressure tank or a larger rank will he added in the existing structure to expand capacity and reduce pump cycles.There will he a transition from >5' below the ground vented to the interior of the space and insulated from outside air for fresh water in. The same insulated column will serve at the transition for wastewater to go either into the existing septic system and leach field to be expanded to accommodate the added bedroom or into a new septic system. Foundation The foundation will be a pier, post and beam with eight 12-concrete piers extending well below the frost line(=5')before extending to 24' square or greater for another foot of depth.The piers will end IT'above grade with a reinforced metal bracket. The bracket will connect to short 4x4 posts with metal brackets and ties supporting two beams on either side of the house to which the sill is attached. Any 4x4 post greater than 12`tall will have a diagonal support member. The support will extend in three directions upward to the beam in two directions and adjacent floor joist Flashing on the top of the piers will protect the wood posts and beams from termites. There will be one additional bedtwm added to the 14.Acre property. The accessory unit will not he used for business that involves clients or customers coming to the property. The orientation of the windows in the proposed dwelling will maximize the view of the woods and backyard while minimizing views facing the immediate neighbor's home to the south. The proposed unit will be as distant from the neighboring property's house as possible while still being behind the existing residence at 401 Kennedy and able to tie into the existing septic system (leachfield to be expanded). 2.The Proposed dwelling will minimize and mitigate traffic impacts. There will only he one additional parking spot needed. There is not a shortage of parking well away from the road on the property 3 The Proposed dwelling will promote a harmonious relationship of structures and open space. The design of the new structure is intended to fit in with it's surroundings. The interaction of seasons, trees and sunlight was a major factor in design.
