Exterior work would be phased in pending application, review and approval by the Central Business Architectural Committee. The changes to the exterior of the building as it is currently standing are the addition of a concrete access ramp and stairs at the back of the building. Signage would indicate that this is the main entrance to the offices. A small roof over the landing is planned. A dormer is planned on the back portion of the building facing the TD Bank parking lot. 107.3.3 Phased Approval. The building official is authorized to issue a permit for the construction of foundations or any other part of a building or structure before the construction documents for the whole building or structure have been submitted, provided that adequate information and detailed statements have been filed complying with pertinent requirements of this code. The holder of such permit for the foundation or other parts of a building or structure shall proceed at the holder's own risk with the building operation and without assurance that a permit for the entire structure will be granted. The building was subsequently convened into its current use as business offices.The current occupancy classification for the building is Business, (B.) The Classification of Work Activity is a Level III Reconfiguration of Space and Addition. An addition of 132 if at the rear of the building shall create a new vestibule with space for the new stairway between theist and 28 floors, as well as a new lift. This entire building has been completely inaccessible to anyone requiring accomodations, and extremely steep stair access to second floor made it challenging for everyone, especially those with any physical limitations. 4. Access to the two first floor offices and all of the second floor is moved to the back of the building, with an existing staircase and six offices of varying sizes, and addition of one accessible bathroom, and a waiting room. 7.
