Page 1 of 6 Project Overview The project accomplishes the following broad tasks: 1) Replacement of the existing center wall and archway, which separate the kitchen from the dining room, with a structural beam; 2) Replacement of one vinyl kitchen window with a shorter window; and 3) Constructing and/or restoring all finish surfaces and junctions associated with the work above. Permit and Inspections Because I do not hold a construction supervisor license, you as homeowner will apply for the building permit. Under this arrangement you do not have access to the Home Improvement Contractor program protections provided to homeowners by the Commonwealth. I will lead you through the permit application process, doing everything except actually signing the application. I will provide the drawings and specifications to be submitted with the permit application. I will arrange, be present for, and respond to inspections. Technically, because you hold the permit, you are the responsible party, not me, if something fails in the eyes of the inspector at any point I do not expect that to happen, but will of course push it through to a successful re-inspection, at no extra cost, if it does. RRP This work will disturb lead-based paint. Therefore, EPA interior renovate-right protocols (RRP)will be used. Interior RRP essentials: • Work area signage that warns non-workers against entering; • Work area containment that prevents dust from migrating to other areas of the house or to the outside; • Sealed heating registers in the work area; • Encapsulation of loose debris to be disposed of curbside or off-site, before said debris is removed from the work area; • Reasonable efforts to prevent transport of dust and debris out of the work area via workers' clothing, shoes, and equipment; and • Post-work wet clean and verification. Page 2 of 6 Storage I will need a 4' x 14' area on the floor of the garage, against a sidewall, to store materials. I will be responsible for getting the stuff up off the damp floor, but I need a clear 4x14 footprint along a wall for my pallets. Valuable tools will be kept in the work area or will come and go with me in the truck, so the garage does not need to be locked from my perspective. Floor Protection The floors in the work area, as well as the basement stair treads and landing, are covered on the first day with a thick paperboard material that is maintained throughout the project. As previously-hidden floor areas are exposed, they get the same treatment. Canvas dropcloths are also used in a supplementary way when necessary. Appliance Protection The refrigerator will be moved to the living room so that it can be kept running without fouling the coil. The range will be unplugged and disconnected from the gas supply but left within the work area, sealed in plastic. The dishwasher will be electrically disconnected, taped closed, and the front sealed in plastic. Replace Window Replace the existing vinyl replacement window on the rear wall of the kitchen with a new, shorter EnergyStar vinyl replacement window. The new window shall have the same head height and width, but shall have a sill high enough to allow countertop to be installed beneath the sill at some point in the future. Frame new wall cavity below new sill, insulate, sheath exterior, and drywall interior. New interior wall work shall have a level 4 finish. Install, relocate, and modify interior wood stool, apron,jambs, and casing in order to trim interior. Trim shall be filled, sanded, primed where necessary, and painted with two coats Benjamin Moore Advance finish paint to closely match existing. Install, relocate, and modify exterior sill, casing, and aluminum cladding in order to trim exterior. Blend siding under new window, using existing piece(s) taken from East side. Page 3 of 6 Relocate Heating Duct Relocate the heating duct that runs up the rear wail of the kitchen to the bedroom and bathroom above. Move the duct to the opposite side of the new beam post. Enclose duct in bedroom above using drywall, baseboard to closely match existing, and a molded wood cap. New wall work shall have a level 4 finish. Painted trim shall be filled, sanded, primed, and painted with two coats Benjamin Moore Advance finish paint to closely match existing. New wall surface work shall be primed. Finish paint materials and labor by Owner. Install Temporary Supports Install basement temporary supports beneath basement ceiling joist ends, along either side of the center carrying beam in the basement. Remove existing kitchen, dining room, and pantry anteroom ceiling surface material along either side of the center partition wall and archway, in order to expose the ceiling joists, thus providing bearing paths for two temporary support assemblies on the 1st floor. Remaining ceiling surface material edge shall be neat and sound. Install two temporary support assemblies along the two bearing paths. Distribute load over protected finish floor using 2x blocks. Remove Walls Remove existing center partition wall and archway separating the kitchen from the dining room and pantry anteroom. Remove the existing small constructions perpendicular to the archway, which separate the dining room from the pantry anteroom. Remove existing kitchen closet walls. Remove wall surfaces, exposing framing, at either end of the new beam, where the support posts will be connected to existing framing. Remove all debris from site. Vacuum work area before proceeding. Page 4 of 6 Install Posts and Beam Install two new posts and a new overhead beam, in the line of the removed center partition wall and archway, to restore permanent support of the ceiling joists above. New beam finished height to be four inches above the height of the existing large opening between dining room and living room. The new posts shall be tied to the floor and to adjacent existing framing using steel connectors. The rear post is tied to the rear exterior wall. The front post is tied to the living room partition wall, with the steel connector(s) spanning across the dining room face of the chimney in order to reach the living room partition wall. The overhead beam shall be tied to the posts using steel saddle connectors, and shall be tied to each joist pair using steel angle connectors, Install and Restore Ceiling Surfaces Remove temporary supports. Install and restore ceiling surfaces in the kitchen and dining room. I may elect to patch and blend damaged areas, OR I may elect to install new drywall right over the entire ceiling area. This proposal allows me to elect either restoration method on the fly, and includes the cost of either method. So regardless of which method I elect, the cost is the same. In the event that I elect to entirely drywall one or both of the ceilings, the ceiling height in that room(s)will be less than the existing height by 1-1/4". In either case, new ceiling surface work shall have a level 4 finish. Setting-type joint compound shall be used on old-new joints and on any unusual fills. New ceiling surface work shall be primed and then painted with two coats of Benjamin Moore Ultraflat ceiling paint. Finish paint color selected by Owner; normally white for ceilings.
