Bill, Per your request, we have analyzed the south most facing roof at the above referenced address for gravity loads to asses the addition of solar panels to the existing structure.After the site visit on 10/11/2016, we ran some calculations on the roof with 4 psf alloted for solar panel dead loading in addition to snow, and existing dead load. The approx. 10/12 roof is framed with 2x10 rafters at 24" o.c., conventionally framed with collar ties placed intermittently at around 6' intervals.The building and roof is jogged and creates a step in the southmost facing roof plane.The rafter span on the southmost faces, from wall to ridge is approx. 10' max. The building was built after State Building Code adoption, and should have been inspected for code compliant connections of the rafters. We were unable to verify connections due to high insulation rate in the attic. Based on our analysis, we believe reinforcement for this roof is not necessary. The following describes the loading used for our calculations, and assumptions/conditions made for the panel installation. Loading Analysis: According to the Massachusetts State Residential Code, the standard for snow load in the area of the home is 40 psf ground snow load. The following factors were also used; occupancy category IL I =1.0, Ct=1.2, C =1.0, Pg = 40 psf. Although the code and references allow load reduction for balanced snow condition loading, reductions for pitch, and slick roof surface, it requires an unbalanced snow condition be analyzed for each side of the roof as well.The Residential code references ASCE7-05 as a standard to calculate snow loading, which allows roof rafters to be evaluated using the ground snow load Pg, as the unbalanced load condition.The unbalanced load of 40 psf on the solar panel side is the controling case for the south roof in question. The balanced load condition controls the ridge loading. Solar Panel/Racking Conditions/Assumptions: The solar panels are to be mounted on an aluminum rail system with the rails installed parallel to the ridge, and approx 44" o.c. max spacing between rails. Rails to have support foot spacng of 48" o.c. maximum along each rail, and one support at each end. Closer spacing is allowed for rails or supports. If supports are to be fastened through the sheathing into the rafter member it shall be done without splitting or stripping the fasteners.Any stripped fasteners, or fasteners that miss or split the rafter are to be repositioned. Split rafters shall be repaired in an approved manner. The specific fastening method, specification, and final spacing of fasteners is not addressed in this report, and is to be designed by others. Fastening supports for roof loading shall be placed at maximum of 9' o.c. along the rails, and staggered between rails by the rafter spacing distance to distribute load to the rafters uniformly over the roof. Closer spacing of the fasteners along the rails is allowed, if needed for any of the other requirements mentioned above. Design of solar panels, rails, supports, clips, roofing ect. and their respsective fasteners is by others and not addressed by this analysis. Retrofit Required: None required. Items not included in this report: Typically, the panel/rail/support system, and fastening methods for the same are designed by the manufacturers of these components or their engineers.Therefore, the following is not included in our review at this time, and is not covered by this report. These items may be required to complete the solar system install requirements.We have not performed a full wind uplift analysis on the rafters, as this is typically uncommon for existing buildings in this wind zone/building location, and verification can not be made for the hidden fastening of the components. If you require design or review for any of these items, we can provide them in addition to this report. We believe this proposal for structure is conservative given the age of the structure and the roof.
