On the Garden/First and Second floor units, the typical exterior wall furring occurs within each unit but the gypsum sheathing does not continue to the deck above. According to the 2009 IBC/ 780 CMR, 708.1 a shaft is defined as "an enclosed space extending through one or more stories of a building, connecting vertical openings in successive floors, or floor and roof. Per 708.2 Exception 1, a shaft enclosure is not required for openings totally within an individual residential dwelling unit and connecting four stories or less. As the exterior metal furring is not considered to be part of the exterior fire rated wall/partition, the existing 12"thick hollow brick wall meets the requirements for a 2 hour wall per table 720.1. The concrete floor assembly acts as the required % hour unit separation per 709.3 Exception 2, therefore we do not believe that the exterior metal stud wall meets the definition of a shaft wall and would not need draft stopping. Furthermore under 709.,4 Exception 6. fire blocking or draft stopping is not required at the partition line in buildings equipped with an automatic sprinkler system installed throughout in accordance with Section 903.3.1.1. or 903.3.1.2, provided that automatic sprinklers are installed in combustible Floor/ceiling and roof ceiling spaces. Fire partitions require continuity from floor slab to rated floor/ceiling above, and we are providing this continuity on all floors at garden, first and second floor. The corridor walls and demising walls between units will be continuious from concrete floor slab to concrete slab above. We agree with your assessment that the continuity of the horizontal assembly must be maintained separating the third floor level from the attic space. Fire batt insulation will be provided at the top of all stud penetrations that are currently open to the attic in order to achieve the required separation between the third floor and the attic. Unfaced blown in/fiberglass insulation that will be installed over the Icynene Proseal exceeds the 1 %" minimum required thickness to serve as an ignition barrier protecting the spray foam. The fiberglass material is considered non-combustile per NFPA 13 3.3.1.6 where the flame spread rating is less than 25.Therefore the attic space is considered 100% noncombustible. The 5/8" gypsum type "X"wall board meets and exceeds the requirement for thermal barrier required for separating foam plastics from the interior of the building per 780 CMR 2603.4.
