On 7/22/16, we conducted a site visit and investigated the existing roof framing in the areas of the proposed PV solar panel installations. The original 24'x 32' cape style house was constructed in 1946. Around 2010 a major renovation took place that included a new 20'x27' trussed roof gable dormer over an ell addition off the original cape. The dormer roof trusses are 2x4 Fink design, installed at 24"on-center. spanning 27'-0" with a roof pitch of 3/12. The roof framing of the I8'- 6"x 20"-6" detached garage are 2x6(1-5/8"x 5-5/8"),installed at 24"on-center, spanning 9'-0", with a roof pitch of 5/12. 3 - 2x4 rafter ties have been installed at 4' on-center at the top of the garage wall. The 16' wide garage door is on the west gable end. The roofing is asphalt shingles on the house and garage roofs. 17 solar panels are proposed to be installed on the house roof and 8 panels on the garage roof. The garage roof needs to have 2x4x 16' rafter ties installed on the rafters that do not already have a tie. Attach the new 2x4 ties to the rafters with 3 —21/2'TimberLok screws at each end. The new ties will reinforce the roof to prevent it from spreading apart. I have reviewed the mounting details for the proposed solar panel arrays. Based on my calculations and a solar panel unit weight of 38+ lbs, with the attachment points of the array placed at a maximum of 4' on center and staggered to minimize the load to any one dormer roof truss or garage rafter, the roof framing, with the added garage rafter ties as outlined above, are adequate to support the proposed PV solar arrays and the snow and wind load requirements of the current MA State Building Code.
