NATURE OF PROPOSED WORK:
Construction of 12 townhouse units with garage. The lot to be developed is at the corner of Olander Drive and Moser Streets, newly
created streets at the State Hospital.
HARDSHIP:
CONDITION OF APPROVAL:
1) All units shall have separate water and sewer service from the streets, unless otherwise stipulated by
DPW, to the units in accordance with Department of Public Works requirements, including cleanouts
for the sewer lines.
2). Driveway access shall be constructed in accordance with the approved subdivision including all
material details approved therein.
3). A/I individual yard drains shall be connected to infiltration trenches, as shown on plans, before
entering the main Hospital Hill storm drain system. Prior to issuance of a building permit, the
Department of Public Works shall determine that these satisfy the requirement that appropriate
filtration is provided so as to prevent any compromise to the overall stormwater system approved
under the stormwater permit approval process.
FINDINGS
The Planning Board granted approval of the application based on the submissions within the application that address all the section in
350.20 and the following plans and documents:
1. Eastview at Village Hill dated 12-21-2007,Prepared by The Berkshire Design Group, Inc.. &Kuhn Riddle Architects, Sheets L-1 through
L-9,A4,A5. (sheets L3, L4 and L6 revised date 1/23/08) Elevation Sheets A4 and A5 updated 1/24/08 to indicate dates of step backs.
2. Memo and documentation submitted by Jeff Squire of The Berkshire Design Group, Inc. dated January 24, 2008 re:DPW/OPD review
comments Eastview and Morningside.
In accordance with approval criteria in section 350-20.14, the Planning Board found that the following criteria were met:
(1) The applicant has submitted the required fees and information as set forth in the Plan Approval Authority's regulations section 350-
20;and
(2) The Project and site plan meet the requirements and standards set forth in this§350-20, or a waiver has been granted therefrom. No
waivers have been granted;and
(3)Extraordinary adverse potential impacts of the Project on nearby properties have been adequately mitigated.
