MCCUTCHEON ADDRESS: P 0 BOX 43, EASTH*2TON, MA 01027 RE: LAND OR BUILDINGS IN NORTHAMP'T'ON AT: 48 CHAPEL STREET MAP AND PARCEL NUMBERS: MAP #38 PARCEL #79 I am looking to receive permission from the planning board to amend my previously accepted site plan review -for a common driveway and shared parking (August 9, 1994) . Since my acceptance by the planning board, we have put 5 of the first 6 units under deposit and these customers have shown a preference to enclosed, individual garages rather than open car- ports. This change from carports, which were 18 feet in length, to gara- ges which will be 22 feet in length, along with its additional turning radius, is part of the reason we request a change in the overall drive- way width from 40 to 50 feet. With this additional 10 feet-in width, we have been able to include additional space for 4 more parking areas -to a total of 22 spaces (4 more spaces than required) . In the case of a bad storm, such as we recently had on 2/4/95, these extra 4 parking spaces could be utilized for additional snow storage, still leaving the required 18 parking areas (2 per 9 living units) . The overall change in the site plan will be in its width from 40 feet to 50 feet. The balance to the original plan remains unchanged. The inner boundary would be pushed back 10 feet with no changes to the boundary closest to and running parallel to Route 66 (change from 40 X 175 to 5(Y X 17) . Respectfully Submitted, David J. SPECIAL PERMIT -CHAPEL STREET 9. How does project comply with Special Permit criteria: The project follows all criteria set forth in the Table of Dimen- sional and Density Tableeof Use Regulationspage (page 5R2, threefamilythree dwe fan-Lily dwellings) with a special permit) . This project will hopefully help satisfy the area's increasing need for affordable housing for those who desire and need single_ floor living rather than 2 story town house style. Two thirds of ET is project was developed with elderly and possibly handicapped in remaining one third was designed to be consistent in design to the balance of the project and to make the best use of the existing terrain of the property. Traffic will be handled through one common driveway rather than three. This will reduce -t!o curb cuts to one, concentrate traffic to one exit/entry and to minimize the amount of black top that would be- come necessary with three separate driveways. This driveway was de-- signed to be located to the upper most part oftheparcel with curb cuts and plantings designed to handle run off onIn order to accomodate the increase in sewer usage, I have obtained a right of way to the Grove Street sewer line and hold a permit from the City to hook up to this utility. The City Water Department sees no problem in making additional comections to its public water. My purpose and intent with this project is to provide housing for those who need or want housing close to downtown Northampton and which design will fit in with, and hopefully enhance, the neighborhood that it was specifically designed to fit. We will also be able to reduce traffic and curb cuts with the acceptance of the accompanying common driveway permit. idtS o!*► vS( Al ( x AL A} B3titiNGt f T I 141 x J7 , K YF x x x •+ ' CMSS t SXAt.. $p' r.. ql, STIREEt '
