SITE PLAN REVIEW / SPECIAL PERMIT
I . INTRODUCTION
The following report for the proposed project located on 25 Texas
Road contains a project description and responses to the Nor-
thampton Zoning Ordinance criteria requirements for special per-
mits and site plan review.
II . PROJECT DESCRIPTION
The proposed project consists of razing 3 , 645 sf of an existing
building, reconstruction of this area and a 4, 000 sf additional .
The demolition work will consist of demolishing and disposing of
the portion of the existing structure. The scope of work for the
reconstruction and addition will consist of building excavation
for the new foundation and erecting a pre-engineered building
with metal wall sheets .
Currently, the buildings located on this site consist of 9, 472 sf
of area used for wholesale trade and distribution and 528 sf used
for office space . The proposed additional area will consist of
4, 000 which will be used for wholesale trade and distribution
therefore there will be no change in the sites majority use .
There will be no new uses and no additional employees as a result
of the additional floor area and since the addition is located
within the existing building' s perimeter it does not encroach on
the existing setbacks .
The existing building which will be demolished is out of date and
is congested since it has reached it' s maximum capacity. The
reconstruction of this area and the new addition will provide a
secure, modern structure with the ability to store existing
products in a safe and orderly manner. Although the City of Nor-
thampton has determined that this project is a "Major Project" ,
the scope of this project is similar to an "Intermediate Project"
and therefore waivers have been requested for certain criteria.
III . SPECIAL PERMIT CRITERIA (Section 10 . 10, #3)
A. This is not applicable due to the fact that this is a
pre-existing building and the use of the addition will
be the same as the pre-existing use .

B. Existing traffic flow will not be altered by the build-
ing addition and the only change in traffic patterns
will be created by the addition of one loading dock and
one drive in door. These doors have been set back so
they will not interfere with the vehicular and
pedestrian traffic flows . The building addition will
still allow emergency vehicles access on all sides of
the building and it will allow access to disabled per-
sons since the building was designed in accordance with
the ADA and the AAB.
C. The proposed use of the addition will be identical to
the existing use . Therefore it will not have a new
effect on its surroundings .
D. Electrical and heating are the only utilities and
mechanicals which will be in the building addition
therefore there will not be an overload or an adverse
effect on the City' s resources .
E . This project has been designed in accordance with the
Northampton Zoning Ordinance .
F. This is not applicable due to the fact that the
proposed use of the addition will be identical to the
existing use .
G. This is not applicable due to the fact that the
proposed use of the addition will be identical to the
existing use.
IV. SITE PLAN REVIEW CRITERIA (Section 10 . 11, #6)
A. This is not applicable due to the fact that this is a
pre-existing building and the use of the addition will

that this criteria is a requirement for projects which
increase impermeable area by more than 5 , 000 sf . This
project only increases impermeable area by 4 , 000 sf ..
The increase in storm water run-off from the addition
will sheet flow into the gravel area as it does cur-
rently.
V. CONCLUSION
Adequate responses have been made for the Northampton Zoning Or-
dinance criteria for site plan review and special permit applica-
tions .
