25 Maple Ave Zoning 2015-12-28City of Northampton Massachusetts DEPARTMENT OF BUILDING INSPECTIONS 212 Main Street ● Municipal Building Northampton, MA 01060 Geng Ping 782 Northeast Street Amherst, MA 01002 December 28, 2015 Dear Geng Ping, I have reviewed your zoning permit application to build multiple dwelling units on your property at 26(?) Maple Avenue in Northampton. First, the parcel itself (32C-071) does not have enough frontage to be a buildable lot. It has ~25’ frontage and 50’ is required. It could be combined with the abutting lot and would then have the required frontage. The lot is actually in 2 different zoning districts. Part of it is in URC but the majority is in the SC (special conservancy) district. This is because of wetlands in the old riverbed that skirts the property. I’ve attached a map section showing the zoning. There does appear to be enough property in the URC portion of the lot to build on, but the extent of the wetlands and buffer zones will determine the extent of the buildable areas. If the two lots are combined, you will need site plan approval from the Planning Board to construct more than one principle building (more than one dwelling unit) on the property. I think the most important information will be the extent of the wetlands and buffer zones. You should have the wetlands delineated before you go any farther. If you present a proposal with more detailed information, I will make a formal decision. Based on your current application, all I can say is that it appears that some additional units could be constructed. Feel free to contact me if you have any questions.
