Dave,
We'll need more information about parking before we can make a determination about your proposal for 26
Hatfield St.
You'll need 3 parking places for the new building; 2 for the residential space and 1 for the work space.
Depending on the layout in the existing building, you'll need 1 space for every unit and an additional space for each
unit that's bigger than 500 sf. There's at least 2400 sf of living space in the unit. We'll need dimensions of the
units, but that building needs, at minimum, 5 spaces. It could need 8 spaces but more likely it will be 6.
The plot plan you provided doesn't have enough detail, but it doesn't look large enough.. Once we know how many
spaces are needed, we'll need to see a plot plan showing how the spaces are located. Each space needs to be 8
1/2'x 18'with a backing space behind it. A space can't block the space for another unit. You can stack spaces for a
single unit.
The existing parking is more than sufficient for the existing house, likely with some left over. I don't think you'll
have a problem making the parking work out but we need to see a plan with designated spaces.
Get us a better plot plan; we'll look at it right away.
