Box 60657 65 North Main Street Florence, MA 01062 November 5, 2015 Dear Mr. Michel, I have reviewed the most recent zoning permit applications you have submitted to for a single family dwelling at 1 Garfield Avenue in Florence. I have conditionally approved these two proposals. You will need to submit the documentation required by the Homeowner's Association Declarations and by the deed to the property before we start to review a building permit application. The Homeowner's Association Declarations require: a. a plot plan of the lot, showing the location of the proposed construction: b. building plans, including drawings which show the elevations of the proposed construction; c. a description of exterior materials and colors; and d. the lot owner's proposed construction schedule. The property deed requires requirement that the grantee hire one of the licensed architects who entered the City's 2013 "small lot/BIG IDEAS" design competition when they design a house for the property feel confident that I will be able to approve either of the two most recent proposals. The plans you have submitted don't show the degree of detail needed for an unqualified approval but both seem reasonable. Feel free to contact me if you have any questions. Perhaps we could sit down and have a reasonable discussion about this process. It could save us both some time and aggravation. Respectfully, Louis Hasbrouck Building Commissioner City of Northampton (413) 587-1240 Iasbrouck(cD_city.northampton.ma.us cc Office of Planning and Sustainability ago Figure 2. Primary living spaces are on the southern side of the home, with various ceiling heights and exposure to the exterior that relate to the private and public nature of those spaces. On the northern side of the home, connected by the core, are more functional areas.Exterior program functions include a garden, rooftop rainwater - 7 collection, and site strategies that implement the pre-determined geometry of the narrow site. 4 1 6 I 3 5 4 `I 4 L _— .Y 5 X11 6 4Ir Exterior View 2 3 'I Educate I A sculptural light piece in the 10 entry way to inform the homeowners it they are producing more or less energy Ihen they are consuming Lights green when - I 2 8 I 1 producing and red when consuming First Floor+Site Second Floor Third Floor 1 Entry Through The Core 1 Loft I Study 1 Outdoor Patio Scale 1 18"=1'-0" _ 2 Double Height Den 2 Studio I Home Office 2 Indoo,Sun room True North 9 3 Entry to Basement 3 Bedroom 3 Master Bedroom 4 Dining+Sitting 4 Bedroom 4 Master Balh :.} 5 Kit chen+Breakfast Nook 5 Laundry nCore 5 Walk-in Closet 6 Garage+Utility 6 Bathroom 6 Roof for Rainwater 7 Garden Collection 8 Pavement 9 Grass Pavement 10 Education Sculpture Architecture I The form provides visual cues for the function of the interior spaces.
