Center. Access across the lot will be as historically used from both Bardwell and North Maple Streets which will distribute the incoming
and outgoing trips.
C. The requested use will promote a harmonious relationship of structures and open spaces to the natural landscape,existing buildings
and other community assets in the area. No changes to the site will be made other than striping of pedestrian crossings and therefore
will not change the relationship to other uses.Idling of vehicles outside of the building will be limited to shift changes. Vehicles will
otherwise be stored inside.
D. The requested use will not overload, the City's resources including the effect on the City's water supply and distribution system,
sanitary and storm sewage collection and treatment systems,fire protection,streets and schools.
E. The requested use does trigger any special regulations set forth in the Zoning Ordinance.
F. The requested use bears a positive relationship to the public convenience or welfare. Ambulatory services are need within the city and
the use will occupy a previous vacant space in a manufacturing building. The use will not unduly impair the integrity of character of the
district or adjoining zones,nor be detrimental to the health,morals,or general welfare.
G. The requested use will promote City planning objectives to the extent possible and will not adversly effect those objectives,as defined
in City master or study plans.
H. Compliance with the following technical performance standards:
1. Curb cuts onto streets have been minimized,as no new cuts are required.Access is viable from two public streets,Bardwell and
North Maple.
2.Pedestrian,bicycle and vehicular traffic movement on site have been separated to the extent practicable.
No changes to parking lot other than addition of ped stripin gand bike racks. No cutting of trees.
Plans reflect existing aprking and access conditions,therefore no changes necessary.Based on this,hte plan is valid.

NATURE OF PROPOSED WORK:
Renovate portion of existing manufacturing/warehouse space for use of commercial vehicle maintenancelambulance service.

CONDITION OF APPROVAL:
1.Prior to issuance of BUILDING PERMIT the following items must be addressed by Office of Planning
and Development and signed off a revised parking plan showing the total number of parking spaces
for the site that meet current parking standards..
2.rior to final sign off from Building department,new bike racks and pedestrian striping shall be
installed
3.No refueling and repair is allowed on the site.
4.No trees or vegetative buffer along on the west side of the building along the residential property
boundary may be removed.
5. A reduction to 15 parking spaces has been approved through special permit for this use.
The Planning Board granted the Special Permit for AMR ambulance service and Special Permit for more than 20%reduction in parking(to
15)for this use based on the application and the following plans submitted with the application:

The Planning Board found
A. The requested use protects adjoining premises against seriously detrimental uses. The use will occupy a small portion ofan existing"
manufacturing building. There will be no changes to the exterior of the building or the parking lot as a result of the AMR Ambulance
service tenancy.No changes to the surface water drainage will be made. Sound and sight buffers and views,light,and air will be
protected because the use will be interior to the building and all existing vegetation will be maintained. Building entrances are on the
non-residential side of the building. AMR typically does not turn sirens on until it reaches a main road(Route 9)and only when
necessary.
B. The requested use will improve the convenience and safety of vehicular and pedestrian movement within the site and on adjacent
streets. The only site changes will be the addition of pedestrian striping leading from the edge of the lot to the building to direct
bicyclists and pedestrians from the Northampton Bike path. Bike racks will be added to the site.
The project including any concurrent road improvements,will not decrease the level of service(LOS)of all area roads or intersections
