The Leased Premises !nay be used and occupied by Tenant and its servants , agents and employees as a parking area and such other purposes as Landlord may approve in writing which approval shall not be unreasonably withheld . Such use and occupation shall at all times be in compliance with all ordinances, laws and regulations . ARTICLE V. LANDLORD ' S RESPONSIBILITIES SECTION 5 .01 NIAINTENA14CE AND SNOW REMOVAL . In the event that the Leased Premises , or such a portion thereof or of the means of access thereto that Tenant is precluded from effectively utilizing the Leased Premises for the purposes set forth herein shall be so taken, this Lease and the term hereof may be terminated by the Tenant.
