9 . A. The requested use protects the subject premises against
the possibility that it could be used as an ingress and egress
from the adjacent parcel which is a large parcel zoned for
commercial use.
B. The structure lot is to be used for a single family
dwelling.
C . The requested use is for additional single family
residential lot in an area of single family and some two and
three family and two and three family homes. It will not add
significantly to the traffic in the area.
D. The sewer and water distribution systems are more than
adequate for one additional dwelling.
E. The request will meet the average frontage that exist in
the area and will contain the area required by City zoning. As
described in section 6 . 3 sub section 2 for the City of
Northampton zoning ordinance use (see attached figures) .
F. The use is in harmony with the adjoining parcels because
it proposes a residential use for the new lot which is in
conjunction with the adjoining lots in the area.
G. The use is in keeping with the city planning objectives
in that it keeps the use of the property residential and it also
will conform to average lot size and frontage in that location.
