DATE: N400-100 r ; FILE: I BACKGROUND (, The parcel is located at 493 Haydenville Road, (parcel 4-13) . It is in the SR zone. The applicant requests a special permit to construct a garden center specializing in retail sales of flowers and vegetables. This is an allowable use in this zone with a special permit. PLANNING DEPARTMENT ANALYSIS OF PROPOSAL Site Plan - Although the plan as submitted does not conform to Sections 10.2 and " r. 11, enough information is provided to understand and evaluate the proposal. Parking - The plan proposes a retail building of 1200 square feet. The zoning ordinance requires one (1) space per 300 square feet for a total of four (4) spaces. There is ample space to meet this .requirement. Signs - According to honing ordinance Section 7.3-4 the sign shall be restricted to ten (10) square feet or less and must be set back a minimum of : : fteen (15) feet from the front property line. PLANNING DEPARTMENT OPIN70N The staff has reviewed the application and plans and recom- mends approval of this proposal.
