Re: Proposal for annual inspection of the temporary reinforcement of exterior egress stairs
Dear Members of the Association,
The temporary reinforcement of the north and south exterior egress stairs has been completed by
Keiter Builders. While the reinforcement of the stairs allows for the continued use of the stairs as a
required means of egress, the reinforcement was designed and installed as a temporary structural
reinforcement until a permanent structural repair can be undertaken. As the Engineer of Record for
the temporary reinforcement I will need to do an annual inspection of the temporary reinforcement
until the permanent structural repair is completed. I proposed to do the following:
1. Contact the Association annually in the Spring, starting in 2016, to schedule a date for me
to conduct an inspection of the temporary reinforcement.
2. Coordinate with the building manager so that access panels to the underside of the stairs
can be removed at the time of my inspection.
3. Prepare a written report of my inspection and assessment. The report will submitted to the
Association and a copy submitted to the Northampton Building Inspector.
The proposed fee for each of the annual inspections and reports for 2016 through 2020 is:
annually. I anticipate that the permanent structural repair will be completed within the next five (5)
years. However, if additional inspections will be required after the year 2020 I will reassess the
current proposed fee and will prepare a revised proposal if necessary.
