Present building plans give a 15 foot setback for the house from the tree farm area line. Because the lot is in the WSP/WP overlay district I have found that a 50 foot setback is required. I am assuming that the setback must be in the 2 acre part of the lot. If this is not the case, please disregard this letter since there is 1200 feet in the tree farm. There is enough frontage for the house site to be moved closer to the road and parallel to the existing barn instead of the present plan of keeping the house further from the road and behind the barn. This is less desirable for the owners and probably less consistent with planning values for the area. The forester who oversees the tree farm says there is no problem changing the lot line to allow for the required setbacks but of course this will take some time. I hope we will be able to start this project and correct the lines during the construction time. I have included a statement from the owner, Robert Bates, stating that he will not apply for a Certificate of Occupancy until the lines are changed to meet the setback requirements. Sorry for this oversight on my part, but I hope this is a satisfactory solution.
