Dear Mr. Jager
This letter is to confirm our new home warrantee which is as fol-
lows:
The undersigned warrantor hereby warrants to the original owner
that the dwelling house located on the property identified is con-
structed in substantial conformity with the plans and specifications
of the construction contract and is free from defects caused by..
faulty materials or workmanship, and the Warrantor agrees to correct
or replace, during the one year period immediately following the
date of August 1, 1977 , any part of said house, which, due to
faulty materials or workmanship is found to be defective under nor-
mal use, at no cost to owners; provided, however, that this warran-
tee shall. _apply only if such owners shall give writ en Mt :ce to

furnished and executed by Rugg Custom Homes. Material and labor
furnished by Continental Homes is covered in warrantee byttti-

Misuse of such house or by alteration or change of any such house,
after date hereof; and this warrantee shall not be transferable.
This warrantee is effective the 1st day of August 1977 and verified
in writing to Mr. Walter R. Jager on the 21st day of September, 1977 .

Dear Mr. Jager,
This letter is in response our visit to your home on Tuesday,
April 15th by Mr. Robert Burgess of Continental Homes , Mr.
Cecil Clark, Northampton Building Inspector and myself. It
was confirmed that there was nothing structurally wrong with
the home that was delivered on June 9 , 1977 which -was built
to conform to the State of Massachusetts Building Code and
the Boca Code. This home also carries a third party certif-
icate of inspection.
It was agreed however that we would, as a courtesy take care
of several problems you state have existed for some time.
Listed below are the problems.
1. Crack in sheetrock in bedroom corner
2. Crack in sheetrock over den window
3. Door unable to close in bathroom
4. Dishes rattling in China Closet in Dining Room
5. Drip in water pipe on furnace and insufficient hot
water
Items 1-3 have been taken care of by Carpenter; item 4 , we
doubled floor joist to no avail due to excess weight of China
Closet. We attempted to add jack post to relieve weight on
floor joist, which you would not accept. Item #5 appears to
be due to the chemical content in water supply which was explained
to you on July 19th, 1977 in the report from Tighe and Bond
Engineers, a copy of which you were given on that date. Four
qualified heating people have looked at the heating system and
have no other expla - nation. I did however request that plumber
look at drip and repair.
After approximately 3 years we feel that we have fulfilled
our obligations under our warranty of which you have a copy.
