Damaged walls may be seamlessly repaired with gypsum wallboard and the above finishes or covered with lx trim primed all sides and finished as above. Pour slabs with 6x6 wire mesh on 6 mil poly vapor barrier upon 6"washed stone. Masonry Assess foundation, building walls and chimneys—some spalling evident in brickwork. New and repair work conforms with plans and sheet S2. Metals Elevator pit requires ladder for access. Elevator requires hoist beam (to be determined with shop drawings). Steel beam shall be supported on shaft wall as noted on sheets S 1 and S2. Lintel for wall removal at the lower elevator lobby/function hall shall be (2) MC6x15.3 channels bolted back to back as shown on sheets S 1 and A9. Wall studs: 25 msg steel studs @ 16"oc. Wood and Plastic (Structure) Dimensions shown for new construction are to face of framing; at existing features dimensions are to face of existing finish; dimensions in (parenthesis) are approximate and governed by existing conditions to accommodate the required hard dimensions. All wood in contact with concrete or masonry shall be p.t. Note: pressure treated wood is incompatible with aluminum flashing. Wall sheathing shall be 5/8" type X gypsum wallboard. New half walls at new upper basement level rear egress and function hall stair removal shall be properly secured to floor slab and shaft/cmu walls using 5/8"hilti bolts @ 12"oc (1/2" lag bolts to adjacent wood/metal stud walls). Thermal and moisture protection Water supply—municipal from street via 6" stub to 2" supply. Septic system—to be retired and replaced with new pump to municipal line in street (line and pump sizing to be engineered); the adjacent parsonage will also have existing system retired and connection designed to municipal system. Surface and subsurface drainage—new walkways will have washed stone substrate to 4' below grade with 4" drain tile to daylight (engineer and architect will review exposed soil conditions for assessing possible adequacy of existing drainage). Bearing - engineer and architect will review exposed soil and footing conditions for assessing adequacy of bearing. Demolition Demolitions shall be only after proper securing, support and protection of adjacent structure and features. Cut masonry block walls,remove interior walls and materials; prepare all masonry ends for toothing infill for finished corner/edges. Contractor shall provide dumpster and be responsible for safe legal disposal of all construction debris. Any questionable materials or suspected dangerous materials (lead, asbestos etc.) shall be immediately brought to the attention of the Staff Supervisor and the Architect. Areas of demolition shall be isolated from parts of the facility in use by 6 mil poly screening secured using cleats along the edge and stabilizing studs where required. Many features shall be removed carefully for possible reuse including: cabinets, shelving and support, light fixtures. Items to be removed which may be in good condition but not appropriate for reuse in this project(such as doors)will remain property of Christ United Methodist Church. Concrete Concrete shall have 28 day strength of 3000psi; conform to engineer's specs on sheet S2. Footings and piers shall be placed on undisturbed soil or fill shall be compacted in max. 6"lifts. All reinforcement shall nave min. 2" concrete cover to surface. Moisture proof top of footings and foundation walls with drylock. Moisture proof exterior of foundation walls with watchdog coating. These are the discreet areas of work; phasing will be determined by the contractor. 1. Rear egress walkway for upper basement egress. 2. West egress walkway. 3. New elevator, associated landings and new upper basement egress. 4. New women's lavatory on the first floor/new elevator mechanical room. 5. Existing lavatories alterations. 6. Existing first floor offices alterations. 7. Sanctuary trim work and organ pipe access. 8. Foyer skylight repair. 9. Foyer planter removal. 10. Carpet replacement. 11. Septic system replacement. All installations shall conform to 780 CMR 6th edition Mass. State building code. All dimensions shall be site verified. All existing conditions shall be confirmed by Contractor; errors, omissions or inadequacies in the permit documents shall be brought to the attention of the Architect immediately. The architect and engineer shall perform construction control with regular site visits; contractor shall be certain architect and engineer are alerted to view any exposed work prior to concealment. Site work Preparation—Top soil and gravel shall be stripped and stored on site (stored separately), All new gravel and fill shall be clean and free of organic material and compacted in max. 6" lifts, All new drainage and under slab backfill to 6"thick shall be washed stone approx. 3/4" sieve. Walkways—upper basement and west first floor get new egresses; walkways shall be Asphalt Paved. Sequence of operation Section 1 - In the event of a fire or smoke event, the alarms will sound; the staff will be alerted by audible alarms. The monitor will notify the Northampton fire department. The emergency lighting will operate and occupants of the building will be directed by exit signs to five exits to grade. Occupants may rendezvous at the parking lot in front of the building. The first floor level has three egresses to grade from the main foyer, coffee lounge and east. The lower basement floor has one main egress at the south of the function hall and stairs up to the upper basement. The upper basement has one egress to grade and one stair up with an area of refuge and signal device. The elevator will have automatic lowering to bring occupants to the lower basement lobby and cease operation in the event of a fire. Manual fire extinguishers and manual alarm pull stations will be conspicuously placed near the egresses. Testing criteria Section 1 — Testing Criteria The manager of the property is the Pastor, Mike Stotts (office 413-584-5935; parsonage 413-586-9446). The fire alarm and emergency backup lighting systems shall be tested at intervals (yearly) and a record maintained at the office. Deficiencies revealed shall be immediately remedied. Section 2 — Equipment and Tools No special equipment is anticipated to monitor the detection system, emergency egress lighting and signage. Manufacturer's instructions for all installations shall be maintained on file. Section 3 — Approval Requirements The Building Official and Fire Marshall may contact the Architect or Owner verbally. Any deficiencies noted in operation, location or condition of the detection system, egress features, emergency egress lighting and signage shall be immediately remedied. Upon completion of the project, the Fire Marshall shall observe and accept the fire safety components prior to issuance of Certificate of Occupancy. A hydrant is located within 200 feet due east of the entry near the building sign along route 66. The entire building will be covered by integrated smoke detectors and audible alarms (modifying and expanding existing system). Egress paths are created from each part of the building including exit signage and emergency illumination. Manual Fire Extinguishers and fire alarm pull stations will be conspicuously located near the egresses on each level. One Egress from the lower basement function hall will be enlarged to meet code. The function room has no inflammable materials as part of the construction. The upper basement will have a new egress hall and door installed to code. The unprotected stair at the east of the upper basement will be altered to accommodate an area of refuge with a signal device. The first floor main entry is adequate at 6' width. The west egress will be enlarged to meet code. The new elevator shaft shall be 2hr fire rated with required detector system actuated ventilation. Strobing light alarms will be added to each lavatory. All of these features are intended to increase fire safety performance. Section 5 — Features Used in the Design Methodology The automatic fire and smoke detection system will be maintained with regular reports records maintained. In the event of a fire, Automatic audible alarms and emergency lighting will alert building occupants to evacuate the building. The monitor will alert the Northampton fire department. Illuminated exit signs will direct occupants to the five egress locations. Manual fire extinguishers will be conspicuously placed in the hall near the egresses on each level. The exterior is open and unimpaired. No substantial interruption of safety features is expected during construction. Section 6 — Code compliance Strobe alarms will be added to the existing and new lavatories. The lower basement has only one accessible egress from the lower basement function hall. This is a continuation of the existing condition but improved by widening of the egress door, installation of an accessible landing at the egress door (currently non-compliant) and removal of the non-compliant ramp which leads deeper into the building with no accessible egress or signal device. There is no clear physical opportunity to add a remote egress for this room. There is no structural fire protection of pathways or stairs with windows into adjacent rooms and exposed woodwork; new constructions will use 1 hour protection techniques (25 MSG studs and 5/8" type X gypsum wallboard) except the elevator shaft and mechanical room will be 2 hour fire protected. The height to the midpoint of the sanctuary roof is approximately 19'-3". The building has one inhabited story below grade with minimal access to grade and one story above grade with more than half of the level at grade. The footprint of the building is 5,777 square feet with a total of 11,373 gross square feet for both levels. There are no known hazardous materials on site (flooring tile containing asbestos in the lavatories will be properly removed and disposed of). The freestanding building is accessible by State Route 66 (Rocky Hill Road). There is a municipal water system fire hydrant directly in front of the building at route 66. The main frontage of the building is at the main parking area and the rear (basement) egresses are accessible from a lower parking lot which is directly connected with the main parking lot. Thus emergency access vehicles have direct access to the building except for 152 feet of south frontage which fronts open lawn adjacent to the lower parking.
