I will try to clarify what I can here in order asked. 1. There will be a pier for the front step. It is drawn in, but for some reason the rendering doesn't show. I expect it to be an 8" concrete filled sono-tube at outer corner 4' below grade. 2. The intended second floor framing are 11 7/8" 1 joists with a 3 1/2 flange 24" on center stacked over wall framing. Note" It seems as though the 'advanced' framing is the preferred method and it is new mentality for me. I am an old dog trying to learn (and accept) new tricks. I am so accustomed to conventional framing, but can appreciate the reasoning for increased efficiency. The only reason I have these 24" on center is to keep everything 'stacked' over the 'advanced' wall framing. I researched the span rating on these I joists- L/480 live load deflection 40 PSF live load / 20 PSF dead load at 24" o.c. shows 20'9" simple span. The designed span is 18' 10". 1 believe these joists are more than sufficient, but will modify as necessary if there are compliance concerns. I would prefer to stay with an 11 7/8 1 joists because staircase is pretty close to maximum angle and adding a rise/tread would impact floor plan. So if modifications are needed it is preferred to add doubles in every other or change to 16" o.c. or something. 3. The front entry is also designed to be a 'greenhouse'. This whole area outside of the 'main' house may be a simple pressure treated (exposed) frame with carrying beam to support ceiling and roof framing. Walls and roof may end up being covered in some sort of polycarbonate or equal. The roof is currently 'drawn' as 'glass'- which will NOT be.. I am just limited in my abilities with the cad program used.. and/or it is limited in'options'. Probably some of both. �. The stair stringers will be cut from 2 x 12 hem fir, landing will be 2 x 8. 5. Re- post at stair. The intent is that there will be a short load bearing wall in each direction from that inside stair corner to support floor framing above. 6. Re- loading and member sizing. Basement will have a triple 2 x 10" beam in pockets at ends and breaks over footing locations with lolly column supporting posts. First floor framing will be lapped 2 x 10" kds 24" o.c. - note-there will be double joists over lolly column closest to hatchway to support (second floor framing) load bearing wall above it. Second floor framing will be 11 7/8" 1 joists with 3 1/2" flange 24" o.c. Headers throughout will be 2 x 10" or larger where needed. 7. The 'wall section' was just copied and modified from building science for ease. I do propose to use I joists for second floor framing. The intended rafter insulation is R38 fiberglass. The rafters will be increased in size to accommodate or furred out as needed. 8. The window is 'higher'- same height as opposite window (approx 80" aff). Inside stair wall might be closed railing height type to allow light into room as well as stair. 9. Re- HERS-we do currently have one.. The building itself is essentially the same as original other than redesigned roof.. and the structural changes to accommodate.. will we need a whole new HERS? Or will the one we have still apply? I guess the fear is paying for an additional HERS, and then perhaps having additional changes needed. At that point, would we need another HERS again? 10. Re-fees. We will bring a check for additional fees. 11. 1 will be using a lumber yard. I will supply any additional details needed to verify code compliance.
