Please follow up on the following items: These items will need to be accomplished as the project moves forward and before rough inspections; Items 1, 2, and 3 will need provided before a permit can be issued; 1. All structural loads must have continuous load paths to appropriate bearing 2. All new sashes in hazardous location must have tempered glass. 3. Rear porch bearing must be verified and increased as need to carry the additional loads. As of August 4th 2011 the 8th Edition MA code is the 2009 IBC with MA amendments. In the following are some generic requirements which seem to be problematic. This is not intended to be comprehensive, nor is it a substitute for purchasing and reading the MA codes. Read only international codes are available on line at http://publicecodes.cyberregs.com/icod/one must also consider the MA amendments to these codes which can be found at www.mass.gov/dps/bbrs . The current relevant building codes are: 2009 IBC, 2009 IEBC, 2009 IMC, 2009 IRC, 2009 or 2012 IECC,AA115, MA amendments. Relevant items must be submitted to the building department for approvals before inspections and or Certificates of Occupancy can be issued. Feel free to call if you have any questions. Section 705 - Means of Egress: The work area does not affect the number of exits. A ` new egress door to the second floor unit will be provided to replace the existing door that opens directly onto the winders at the top of the existing back stair. The size of the new doors to the third floor unit and second floor unit are limited by the width of the existing stair and will be 32 inches. If there is adequate clearance, they will be fitted with offset hinges to get the required clearance of 32 inches as required by 2009 IBC Section 1008.1 .1 . Section 707 - Structural: Proposed headers and beams transfer existing loads to existing exterior walls or interior bearing partitions. New live loads for the rear deck are less than the snow loading. New framing transfers loads to existing wood posts. Sections 708 - Electrical: All electrical for new apartment will be code compliant with wiring originating from a new distribution panel located on the third floor. Section 709 - Mechanical: The existing hydronic heating system will be altered. Local exhausts will be provided over the range cook top and in each bathroom. Section 710 - Plumbing: New plumbing fixtures, fittings, wastes and vent piping will be code compliant. Section 711 - Energy conservation: The exterior envelope will be fully insulated including existing walls, sloped rafters and attic areas. Existing walls and sloped rafters will be insulated to the fullest extent possible. Proposed renovations are limited to the third floor apartment and involve exterior and interior changes. The proposed exterior improvements to 55 Kensington Avenue include replacement of windows in existing openings on the third floor and in the front (main) stair, installation of new windows in existing construction on the third floor, construction of a new third floor deck over the existing rear porch and removal of an existing downer to be replaced by a larger shed dormer. In addition, the treads on the side porch that serves the rear stair will be repaired. The proposed interior renovations include removal of interior non-loadbearing partitions; changes in finishes; structural modifications including new headers at existing load bearing partitions and roof framing changes to improve headroom; replacement of the rear stair from the third floor to the second floor; changes to the enclosure of the front stair at the second floor; new plumbing and electrical work on the third floor and modifications to the existing third floor heating system. Level 2 Alteration: The proposed scope of work is considered a Level 2 alteration as defined by the 2009 IEBC. The following provisions Chapters 6 & 7 apply: Section 602 - Building Elements and Materials: All new materials and systems are compliant with the 2009 IBC. Section 703.2.1 .11 - Vertical Openings in R-2 accepts the existing stair enclosures, Newly constructed enclosures for access to the third floor apartment at the second floor level will have a 1-hour rating as required for new construction. Section 704.2.2 - Fire protection - Since the work area on the second floor that affects the exits is less that 50 percent of the floor area and no work involves exits on the third floor, automatic sprinkler protection is not required.
