Al­ .r. � C 1.0 _�' 0 10 20 40 60 Describe Planned Use: The Grove Street residential development is a proposed 4 unit condominium development offering an efficient, modernist alternative to the local housing market. The design maximizes the relationship of each condo unit to a private outdoor spaces,views of the Holyoke Range and the adjoining bike path,all within walking distance of downtown Northampton. The project includes two principle buildings consistent in size to the neighborhood's typical single family homes as allowable under Northampton's revised zoning rules. Each building is made up of two-single story units, an upper and a lower unit. A gravel drive, covered parking area,and a system of paths create an informal courtyard connecting the four units to each other and relating them to Grove Street. In plan,the design is efficiently organized to allow homeowners the advantages of a two bedroom apartment but with the advantages of a single family home. The site enjoys views of the Holyoke Range to the south and east, mature shade trees for solar protection in the summer, and a series of rain gardens and vegetable gardens to encourage site self-sufficiency. Each unit enjoys its own outdoor deck. The design demonstrates current European passive house building techniques,including a foam free, 15 double stud wall assembly, a highly efficient mini-split cooling system, decentralized ventilation system and an optional pellet stove for source heating. 10.
