Currently one end of bedroom two is partitioned to create a large closet. This partition will be removed and replaced by a new partition wall to create space for a bathroom on the second floor of the house. Diagram 5 shows the revised floor plan with the bathroom included. A stall shower,wall-mounted sink, and toilet will be installed. Plumbing will be extended from first-floor bathroom, which is directly underneath new bathroom. Diagram 6 shows bathroom detail. The installation of plumbing and fixtures will be subcontracted to a licensed plumber and subject to a separate permit to perform plumbing. The installation of electrical circuit for lighting, GFCI outlet, and vent fan will be subcontracted to a licensed electrician and subject to a permit to perform electrical work. Access to the bathroom will be through pocket door from hall. A casement window will also be installed. An appropriately-sized vent fan with outside venting will be installed. A hydronic baseboard will be installed with supply from existing boiler. Bathroom floor will be tiled. All new ceiling and wall surfaces will be finished with blue board gypsum base panels and veneer plaster. 4. Other Improvements: Insulation, interior doors,plaster and floor refinishing. The existing insulation above the second-floor ceiling will be removed and replaced by closed-cell spray foam insulation. Interior doors will be replaced with new Masonite wood veneer hollow-core doors. All new ceiling and wall surfaces will be finished with blue board gypsum base panels and veneer plaster. Existing Douglas fir floors will be refinished. Existing electrical circuits serving bedroom lighting fixtures and wall outlets will be retained and modified as necessary by a licensed electrician to accommodate new ceiling assembly. This project will involve the second floor of the house only. Structural modifications will involve the roof-ceiling assembly only. One partition wall will be removed and replaced. The existing floor plan is included as Diagram 1. 1. Raising Second-floor Ceiling Framing The ceiling height on the second floor of the building is currently 6'6". This is a result of the way that the 2x6 ceiling joists are installed. Instead of connecting rafters together,the ceiling joists are installed below the wall top plate and connect the top of each wall stud together. (See Diagram 2) In order to raise the ceiling height the existing ceiling plaster, insulation and ceiling joists will be removed. The ceiling joists will be replaced by rafter ties placed 1/3 of the vertical distance between the top of the wall plate and the bottom of the rafter.(See Diagram 3). Ceiling joists will be replaced by a rafter tie one at a time. Existing rafters are 2x6 24"oc with a span of 8'9"and 4.4/12 slope. According to International Building Code(IBC)Table R802.5.5(1)(Dead Load=20 psf)the maximum span for these rafters(Hem-fir#1) with Rafter Span Adjustment Factor of 0.67 for rafter ties raised above top plate(as specified above) is 7'1". To provide rafters adequate for load and span new 2x6 rafters(Hem-fir#I or better)will be sistered onto existing rafters using 16d nails and construction adhesive. The sistered rafters will be attached to the existing top plate using three Simpson H3 rafter Hurricane Ties and nailed according to IBC Table R802.5.1(9). Span for the newly-installed rafter ties will be 13'. These rafter ties will be 2x8(Hem-fir#1 or better) in accordance with IBC Table R802.4(2)(Dead Load=20 psf)and nailed according to IBC Table R802.5.1(9). The existing floor plan for the second floor of structure is included as Diagram 3. 2. Install Skylights One Velux Model VS C08 manual venting skylight will be installed in each bedroom ceiling.
