conducted for profit that are primarily used for school
purposes, provided the expected appurtenances are not located
within the flight paths of an airport of heliport as defined
by FAA regulations, and approved by the FAA, and further
provided that no tower or similar structure may be located
closer to a property line than the distance equal to its
height.
7 . The maximum gross floor area for any single business
establishment in a NB District shall not exceed 10, 000 square
feet.
8 . At no street intersection in any district shall any
obstruction to vision exceeding three (3) feet in height above
the plane established by the intersection streets be placed or
permitted to grow, on any lot within the triangle formed by
the lot lines abutting the intersection and a line connecting
points on these lot lines at a distance of twenty-five (25)
feet from the point of intersection of the lot lines. This
restriction shall also apply to the intersection of a street
and a driveway in a "B" or "I" District.
9. A fence, hedge, wall, sign or other structure or vegetation
may be maintained on any lot provided that in the front yard
area, no such structure or vegetation shall be over three (3;
feet in height above the adjacent ground within five (5) fees:,
of the front lot line unless it can be shown that such
vegetation will not restrict visibility in such a way as to
hinder the safe entry of a vehicle from any driveway to the
street. In Residential Districts, no fence shall exceed a.
height of 6 1/2 feet (8 ' when abutting a non-residential
District) unless a Special Permit has been received from the
Zoning Board of Appeals. (Amended July 19, 1990)
10. * No use being serviced by an on-site water system and an on-
site sanitary sewage disposal system may take place on a
parcel having a lot size of less than 80, 000 square feet.,
regardless of the Zoning District in which it is located.

Section 6 . 9 - Reduction of Requirements When Establishing or Re-
establishing Residential Use Within an Existing Structure_ Where
a mixed residential/business use may be located in the CB and GB
districts, and where such use is proposed for a structure which is
in existence on the date of the adoption of this Ordinance, and
which has not been substantially changed since that date, and where
such use is proposed for a lot which has not been decreased in size
since the date of such adoption, a reduction in certain of the
requirements contained in the Table of Dimensional and Density
Regulations may be authorized by special permit from the Board of
Appeals subject to the provisions of Section 10. 9 and to the
following additional provisions:
