9. A dimensional variance is required. The lot is larger than
most lots in the area. The Trapozoid shape of the lot makes
it unique in the area.
- A hardship would be created to the Petitioners who are
restoring an older, rundown home to create a habitable structure.
- The area is one of many multifamily houses on lots smaller
than the Petitioners and grant of the variance will not
derogate from the intent of the ordinance.
- A special permit is required by the table of use regulations
page 5-2
- The use as a two-family is consistent with the needs of the
community to increase the number of housing units and as
such bears a positive relationship to public welfare.
- Traffic congestion will not be affected by the proposed use,
nor will pedestrian safety . There is adequate room for
off street parking on the premises.
- The use will not affect public water, sewage or drainage.
- The use as a two-family will not impair the integrity of
the neighborhood or zoning district because of the fact
that this is a residential neighborhood of predominantly
two family residences.
