Description of proposed work and/or use: The Applicant, HOP Trust, applied for and received a variance for the property at 238 Bridge Street on April 9, 1974. The property was a non-conforming use at the time and is still non-conforming to the extent it is a business use in a residential zone. The property in the past had been used as a restaurant, then as an office, a surveyor's office and then the variance was granted to use it for a wholesale and retail office supply store and to carry on any and all activities associated with such business. The Applicant is having financial difficulties supporting the property with this use and has signed a contract with James Tunstall to sell the property subject to the approval of the Zoning Board of Appeals. The proposal would be that Mr. Tunstall will use a front portion of the property for Tunstall Leathers, doing leather repair, tailoring and sale of leather goods. HOP Trust would remain in the southerly and rear portion of the building and Canton Typewriters would remain where they presently are. 9. Set forth reasons upon�which a 221ication is based: The property is a commercial building located in a residential area although there are some commercial uses along Bridge Street. Because of the small size of the lot and traffic on Bridge Street and being located out of the mainstream of business activity, the business use as an office supply store is not carrying the premises and a foreclosure has been commenced. Mr. Tunstall wishes to purchase the building and HOP Trust would lease back a portion for at least five years and Mr. Tunstall would use the front and northerly portion for cutting and sewing leather garments, sale of leather garments at retail and wholesale. The Applicant would ask that the modification be more generic than the prior variance to permit the Applicant to operate a retail and wholesale business rather than restricting it to a particular use. If the Board does not feel that the variance can be modified or amended, then, in the alternative, the Applicants would ask for an alteration of the former and present use which does not conform to the zoning generally, although it is permitted by the variance and to alter that use to the extent of permitting a portion of the premises to be used for the retail and wholesale, repair and sewing of leather garments and goods. i' OCT 2 1984 DEPT.
