N I 5 04 � HARDSHIP: I! _ CONDITION OF APPROVAL: FINDINGS: The Planning Board granted the special permit for a reduction in land area for the purposes of selling/dedicating open space to the City of Northampton as allowed in section 6.3 of the Zoning Ordinance based upon the application submitted with the following plan: 1. "Boundary Line Plan"sheet 1 of 1,Plan of Land in Northampton Massachusetts,Prepared for City of Northampton,Prepared by Huntley Associates,PC.Dated 3124104. In granting the Special Permit for reduction of lot area from 30,000 square feet to 22,674 square feet the Planning Board found: 1. The requested use protects adjoining premises against seriously detrimental uses. The reduction in land area will not change the character of the property as a single family home,which is consistent with the uses along Bridge Street. This property falls within two zoning districts(SR and URB). The front half of the property along Bridge Street is zoned URB. The 22,674 square feet exceeds the lot area requirement for URB lots in the surrounding district. 2. The requested use will not alter vehicular and pedestrian movement within the site and on adjacent streets,nor create traffic impacts on the streets and roads in the area. No changes will occur to the use of the residence. All future uses of the property to be sold/dedicated as open space will be accessed by Sheldon Field from the Old Ferry Road entrance. The project, will not decrease the level of service(LOS)of all area roads or intersections effected by the project below the existing conditions when the project is proposed. 3. The requested use will promote a harmonious relationship of structures and open spaces to the natural landscape,existing buildings and other community assets in the area. . 4. The requested use will not overload the City's resources including the effect on the City's water supply and distribution system, sanitary and storm sewage collection and treatment systems,fire protection,streets and schools. No changes are necessary. 5. The requested use meets the special regulations set forth in the Zoning Ordinance section 6.3 for land dedication. 6. Compliance with the following technical performance standards will not change: A.No additional curb cuts are located on this lot.
