25C-080 (6) In summary the applicant proposes to eliminate the pre-existing nonconforming structure and two of the pre-existing nonconforming uses and construct a new car wash building of 34' x 44' within the setback parameters of the UR-B zoning district thus creating a conforming structure. The applicant further proposes to eliminate two pre-existing nonconforming uses, more specifically the retail gasoline sales as well as the retail convenience sales and retain the pre-existing nonconforming auto service function. The auto service function would be altered and reduced in scope from the automobile repair and lubricating services and be relegated only to automobile car wash.
