9. Reasons Upon Which Application is Based
Use of the existing building as a single-family dwelling satisfies all
of the general conditions in the zoning ordinance. The building is presently
unused and would eventually become an eyesore, whereas the proposed use would
be consistent with the single and two-family residential character of the
neighborhood. The proposed lot on which the building would be situated would
be approximately 25,000 square feet, which also is in character with the rest
of the neighborhood.
For these reasons, allowing the proposed use would substantially con-
tribute to the public welfare and be in harmony with the purpose and intent
of the ordinance.
