Description of Proposed Work and/or Use No construction work would take place. A new smaller lot would be created for a single-family dwelling by moving the northerly lot line in a southerly direction approximately 70 feet, as shown on the attached sketch plan. The new lot would be approximately 25,000 square feet in area, with the existing building situated on the lot. 9. Reasons Upon Which Application is Based In 1977, applicant built a building on the subject lot, originally in- tending it to be an auxillary storage building. The building is not now necessary for storage, and is suitable for use as a single-family dwelling. A variance is required because the resulting lot does not meet the size re- quirements of the SC zone . The location of the existing structure, suitable for use as a single- family dwelling, on the lot is a circumstance that especially affects the structure and does not generally affect the entire zoning district. Addition- ally, the topography of the land is such that subject property should not even have been included in the SC zone and made subject to the greatly increased ,restrictions on use , density and dimensions. The land is generally higher than the 100 year flood level, and the concrete slab on which the building is erected is one-half foot over the 100 year flood level . The topography is therefore a condition that especially affects the land and does not generally affect the entire zoning district.
