Please follow up with the following items: These items will need to be submitted and approved before review of the application can be completed; Wal/ S1. Braced wall detailing for the garage door either by prescription of by stamped engineering. The 3 6ca framing is a combination of post and beam and conventional and therefore requires a stamp from a pp airQg registered design professional. eel / er Columns and braces that seem to be post and beam construction are not structural. They are (Ib " applied to the 2x6 stud construction behind them. 2. Adjustable steel columns shown in the basement are not acceptable. They must also be sized for the appropriate loading. Drawings have been revised. 3. All load paths must be continuous toXappropriate bearing. There are partition walls on Section Dwg A-6, which are non-load bearing. 4. Some of the 2 x12 joist shown will not meet prescriptive span requirements. Loading on the joist from above must be considered. With long spans the allowable defection may not be acceptable to typical owners. For instance a 2 x 12 with an 18' span at L/360 allows for 5/8" deflection, but may not give the desired stiffness. No span is beyond 16'-0". All joists will have cross bracing. 5. Fireplaces require outdoor combustion air and sealed doors. Fireplaces are not recommended in tight houses and often have issues operating. The draw on a fireplace can be 75,000 cubic feet per hour which would likely require an open window to offset the vacuum created. Allowance has been made in basement plan for exterior make-up air. 6. Ceiling joist or rafter ties are typically needed to prevent spread unless a structural ridge exists. Collar ties or straps over the ridge are required for uplift independent of the ceiling joist. Collar ties have been added to the drawings. 7. An initial HERS rating is required for issuing the permit. HERS report will be attached. 8. Smoke,CO and heat detectors must be provided throughout the structure. Note that because of the size per floor an additional CO will be needed at each level. One per 1200 SQFT or part there of. Shown on drawings.
