shall be shown on a plan and submitted with an accurate
description to be approved by the city, and then recorded at
the Registry of Deeds.
Map was submitted, however, no accurate description was
drafted or submitted for approval by OPD and/or DPW.
6. Submission of drainage calculations and design for storm
detention chambers sized to accommodate/detain, parking lot
and impervious area runoff from the "first flush", prior to
it's release into the city's drainage system.
The design must be adequate to hold all of the drainage
coming off of all of the parking lots located on the site
for an average of four hours, with facilities for the
capture and retention of suspended solids, debris, oils and
greases. Final design is subject to Office of Planning &
Development Approval, and shall be constructed within 180
days of approval.
The system has already been constructed, however, it did not
receive approval from DPW or OPD, prior to it being
implemented. If the drainage system and/or industrial park
drainage system cannot handle the capacity, they may have to
make major revisions to the structures already on-site.

E. A revised plan showing all concrete driveways and
parking areas shall have a curb located between the
edge of the pavement and landscaped areas.

F. A revised landscaping plan demonstrating that
additional landscaping shall be provided along the
Northern property boundary, fencing and adjacent to the
building. This shall consist of flowering shrubbery and
evergreen plantings covering minimum of 50% of the all
grassed areas in these areas.

in that vicinity, however some compromise must be made,
prior to the issuance of a permanent occupancy permit.
2 . Proof that Fire and Police Departments have been given
access keys/codes to fenced/secured areas, in order to
provide adequate protection in the event of fire and/or
burglary.

Below you shall find a list of plans and information that was
required to be submitted (in most cases within 60 days of the
issuance of the permit) in order to have compliance with the
conditions imposed with the issuing of the Special Permit.
The following is a review of the information submitted and how
CocaCola has complied (or not complied) in bold.
1. Copy of plans as revised by conditions of Special Permit,
including:
A. A revised site plan, denoting the type of materials to
be used in designated parking, loading and overflow
parking areas (asphalt, concrete, concrete pavers) , and
where proposed signage shall be located to designate
these areas.
Complied with. However, signage proposed to be erected onto
the back of the building, still requires a Zoning Permit
application to be filed for and approved.
B. A lighting plan which provides estimated illumination
in foot-candles at ground level and at the height of
the luminaire. This plan shall demonstrate that the
lighting has been designed and located, to prevent no
more than a negligible amount of "spill-over" of light
