The requested use protects adjoining premises against seriously detrimental uses. The new building and use will be consistent with other industrial uses in the GI zone. The exterior HVAC system will be moved to the non-residential side of the building and visually screend on the roof. 2. The requested use addresses safety of vehicular and pedestrian movement within the site and on adjacent streets. All truck access is separated from pedestrian access. 3. The requested use will promote a harmonious relationship of structures and open spaces to the natural landscape,existing buildings and other community assets in the area. The addition will match teh existing building and be enhanced with tectural facade materials. 4. The requested use will not overload,and will mitigate adverse impacts on, the City's resources including the effect on the City's water supply and distribution system,sanitary and storm sewage collection and treatment systems, fire protection,streets and schools. The addition will be constructed over existing impervious surface and stormwater controls are currently in place. 5. The requested use does not trigger compliance with special regulations set forth in the Zoning Ordinance other than for site plan review. 6.
