streets and roads in the area. The expansion is only expected to add two employees and
is not expected to increase the volume of traffic to the site.
C. The requested use will promote a harmonious relationship of structures and open spaces
to the natural landscape, existing buildings and other community assets in the area. As
stipulated by a condition attached to this permit, the applicant will be required to provide
street shade trees in accordance with zoning regulations.
D. The proposed use will not overload the City's resources, including water supply, sanitary
sewer, fire protection, streets and schools.
E. The requested use meets the special regulations set forth in the Zoning Ordinance under
Section 10.11 (6).
F. The requested use bears a positive relationship to the public convenience or welfare and
will not unduly impair the integrity of character of the district or adjoining zones. The
use will not be detrimental to the health,morals, or general welfare and shall be in
harmony with the general purpose and intent of the Ordinance.
G. The requested use will promote City planning objectives to the extent possible and will
not adversely affect those objectives, as defined in City master or study plans adopted
under M.G.L. Chapter 41, Section 81-•C and D.
In addition, in conducting its Site Plan Review,the Planning Board found the project
complied with the following technical performance criteria:
1. Curb cuts onto streets were minimized.because no new curb cut is requested.
2. Pedestrian, bicycle and vehicular traffic movement on site were separated to the
extent possible.
3. The project is designed so that there is no increase in peak flows from the one (1),
two (2) and ten(10)year Natural Resources Conservation Service(MRCS) design
storm from pre-development conditions and so that the runoff from a 4/10 inch
rain storm (first flush) is detained on site for an average of six hours.
The following condition was imposed upon the project:
1)As required by Section 6.5(2) of the Zoning Ordinance,the applicant must provide shade
trees along the street frontage,with a minimum of one tree every thirty feet. As requested
by the applicant, an additional tree may be planted near the driveway entrance in lieu of
locating a tree in close proximity to the detention basin. The applicant shall submit a
revised plan showing the location of proposed trees to the Office of Planning&
Development to become a permanent:part;of the fete.

is not expected to increase the volume of traffic to the site.
C. The requested use will promote a harmonious relationship of structures and open spaces
to the natural landscape, existing buildings and other community assets in the area. As
stipulated by a condition attached to this permit, the applicant will be required to provide
street shade trees in accordance with zoning regulations.
D. The proposed use will not overload the City's resources, including water supply, sanitary
sewer, fire protection, streets and schools.
E. The requested use meets the special regulations set forth in the Zoning Ordinance under
Section 10.11 (6).
F. The requested use bears a positive relationship to the public convenience or welfare and
will not unduly impair the integrity of character of the district or adjoining zones. The
use will not be detrimental to the health, morals, or general welfare and shall be in
harmony with the general purpose and intent of the Ordinance.
G. The requested use will promote City planning objectives to the extent possible and will
not adversely affect those objectives, as defined in City master or study plans adopted
under M.G.L. Chapter 41, Section 81-C and D.
In addition, in conducting its Site Plan Review,the Planning Board found the project
complied with the following technical performance criteria:
1. Curb cuts onto streets were minimized because no new curb cut is requested.
2. Pedestrian,bicycle and vehicular traffic movement on site were separated to the
extent possible.
3. The project is designed so that there is no increase in peak flows from the one (1),
two (2) and ten(10) year Natural Resources Conservation Service(MRCS) design
storm from pre-development conditions and so that the runoff from a 4/10 inch
rain storm(first flush) is detained on site for an average of six hours.
The following condition was imposed upon the project:
1) As required by Section 6.5(2) of the Zoning Ordinance, the applicant must provide shade
trees along the street frontage, with a minimum of one tree every thirty feet. As requested
by the applicant, an additional tree may be planted near the driveway entrance in lieu of
locating a tree in close proximity to the detention basin. The applicant shall submit a
revised plan showing the location of proposed trees to the Office of Planning&
Development to become a permanent part of the file.
