Parking--No new permanent parking spaces are required or provided, because no employment will take place in either new building. Management of these facilities will take place from an existing office at the entry from Industrial Drive. Further, an existing parking lot adjoining the new development has excess capacity and can accommodate additional parking. 6. Loading and Circulation--The primary use of the two new facilities will be the occasional loading and unloading of stored materials by tenants in a manner identical to that already occurring in existing units at the project site. Vehicles used for such activities will primarily be private automobiles, vans, and small trucks. The width of existing driveway and loading areas ranges from 29 ' to 40 ' and has proven more than adequate for loading and unloading. Driveways in the vicinity of the two new facilities will range in width from approximately 16 ' to 421 . These areas will be adequate for loading, unloading, and general vehicular circulation. As is his current practice, the owner will continue to assign tenants to particular units based upon their vehicular access needs. Owners requiring truck access will be assigned units in areas with wider drives. Units along narrow drives will be reserved for automobile access. 7 . Total Lot Coverage--An overall property plan indicating total lot coverage is presented on drawing L-1. As noted thereon, total development on the owner' s 8 . 864 acre site will be 56, 480 square feet after construction of the two proposed buildings. Resulting lot coverage will be 14. 63% . Kim, Director Office of Planning & Development City of Northampton NOV 5 210 Main Street Northampton, MA 01060 Re: Expansion of Spaces for Rent 94 Industrial Drive, Northampton Industrial Park Dear Penny: In response to your request, I am providing the following information to clarify and supplement plans submitted for approval of the above- captioned project by the Northampton Redevelopment Authority: 1. Project Summary--The applicant, Mr. Robert Foote, operates a business called Spaces for Rent at 94 Industrial Drive in the Northampton Industrial Park. That business currently consists of five "mini-warehouse" buildings and one larger warehouse/distribution building. In order to capture business opportunities, Mr. Foote proposes to add two additional mini- warehouse buildings at the site. 2. Building Size--Unit No. 1 will contain approximately 4, 525 square feet (3012" by 1501 ) , and unit No. 2 will contain approximately 3, 620 square feet (3012" x 1201 ) . Total square footage of the project, then, will be approximately 8, 145 square feet. 3. Buildings Heights--The eave height of both buildings will be 917 1/2" . 4. Exterior Appearance--Appearance of both new units are described in drawings A-1 and A-2 which have been submitted for review. Marketing materials from the manufacturer which include exterior photographs are being mailed separately. In general, building appearance will be more modern versions of but will be consistent with that of existing buildings on site. The exterior walls of both units will consist of metal wall panels at the building corners with steel overhead doors and metal mullions along both sides and ends. The color of all overhead doors, wall panels, and mullions will be white. Gutters, downspouts, and other miscellaneous trims will be charcoal (dark gray) .
