Namely: any relaxation of set- back requirements which results in a set-back which becomes less than that required by the City's Zoning Ordinance will, in fact, require a request for a variance. Specifically, this issue surfaces with respect to rear set back require- s° ments. In a General Industrial zone, the City requires a 20' set-back. The Redevelopment Plan requires 50' which we have reduced, on your parcel, to 101 . When the time comes for you to plan that addition (to the rear of your existing buildings) which would extend toward the rear property line, you will need to seek a variance from the zoning ordinance. (The City's side set back requirement is 151 . The Park's is 50' which was reduced to 30' on your parcel.
