Industry Arbitration Rules of the American Arbitration Association then obtaining unless the
parties mutually agree otherwise in writing. This Agreement to arbitrate shall be specifically
enforceable under the prevailing arbitration law.
Notice of the demand for arbitration shall be filed in writing with the other party to this
Agreement and with the American Arbitration Association. The demand for arbitration shall be
made within a reasonable time after the claim, dispute or other matter in question has arisen, and
in no event shall it be made after the date when institution of legal or equitable proceedings
based on such claims, dispute or other matter in question would be barred by the applicable
statute of limitations.
The award rendered by the arbitrators shall be final and judgment may be entered upon it in
accordance with applicable law in any court having jurisdiction thereof.
Unless otherwise agreed in writing, Contractor shall at his option be entitled to continue the
Work and Owner shall continue to make payments in accordance with this Agreement.
Warrantv: Wright Builders provides a Limited Warranty against defects in materials and
workmanship for a period of one year from date of certificate of occupancy, or owner's beneficial
use, whichever comes first. It is, of course, the owner's responsibility to undertake proper
maintenance, and to promptly advise the Builder of any items requiring attention.

should necessitate additional work authorized by you, on a "T&M" (time and material) basis,
these items will be handled at cost plus 15%, plus a project management charge. Further,
allowances are generally line items in the Estimate Summary and include a mark-up for
overhead. Actual costs, plus 15% and project management cost will be used to adjust allowance
as work is completed.
Billin . All bills are typically prepared monthly for all work completed, stored, in process, and
deposits required, net 10 days, no retainage.
Late Payment: Balances over 30 days, 1-1/2% interest per month.
Expiration of Proposal: Because of volatile materials costs, quotations are firm for only 30
days. It may well be that prices are secure beyond that period, but it is best to check with us.
Please review all documents carefully and advise us of any lack of clarity. Since errors do
occasionally occur, we cannot be responsible for clerical oversights.
Enclosures: The accompanying materials, enumerated below under "enclosures", are part of
this proposal, and contain information that Wright Builders is obliged to provide. ,
Ordering the work: At the appropriate time, please indicate your acceptance by signing. dating
and returning a copy of these documents to us with your purchase order and other confirming
documentation.
Deposit Required: Please provide us with the balance of a 10% deposit, which will be
credited against the first month's billing.
Start of Work: At this time, construction can begin approximately early 200').
Schedule: We will provide you with a written schedule at the start of the job to assist in
planning the phasing of the work.
Completion: the project will take 10 weeks in two phases to reach substantial completion. all
subject to prior commitments at time of order. This work is undertaken without penalty for
failure to complete on the designated schedule.
Job Site Identification: in order to facilitate deliveries, and because we are proud of our work.
we will place a modest directional identification sign near the road access to this project.
Insurance: It is the owner's responsibility to insure the property and all materials or items
delivered to the site, and to reimburse any deductible in the case of loss. Owner should keep al
property coverage in force for the full value of work in site. Wright Builders provides Liabilitv,
Workers Compensation. and Completed Operations insurance.
Arbitration: All claims. disputes and other matters in question arising out of, or relating to. this
Agreement or the breach thereof, except for claims which have been waived by the making or
acceptance of final payment shall be decided by arbitration in accordance with the Construction
Phase I

Office 8 same specs as office 7, with additional infill of machine shop borrowed
light.
Office 9 New suite of two offices, same specs, with new ceilings in offices, and
reused modified ceiling in the remaining shop area.
Shop 10 Work here is limited to cut through of the existing wall with a 6' x 8'
drywalled opening. y
We assume that permits can be acquired using the owner provided sketch without additional
engineering. Any additional design or engineering costs will be the client's expense.
Costs: Costs for the project are as shown in the attached Estimate Summary:
Site conditions: All costs presented for site work items are estimates assuming conditions are as
they appear on documents provided; and as observed by us during site inspection, if any. Any
site conditions that occur that require alteration of site plans, site engineering. septic engineering
or related work will result in cost changes to the owner.
Site Services: Temporary power usage and all electricity used on site, temporary heat fuel, fuel
for heating system once installed, water and sewer consumption charges, and snow removal are
the owner's responsibilities, the cost s for which will be paid directly by the owner or added to
the contract through change order.
Waste Disposal: Waste disposal costs and methods are in the process of changing. Independent
owner haulers recycle approximately 85% of the waster stream by weight. We have assumed. for
our pricing purposes, that mixed waste can be disposed of in containers or by our truck in local
facilities at a cost not to exceed $75.00 per ton. Costs in excess of this amount per ton. or
procedures that require additional labor or services, will be added to the cost of the project.
Chances to the Work: The scope of the work can be altered on request through a change order.

Thank you very much for the opportunity to quote on your upcoming project. Our quote is based
on our plans dated
The Scope of the Proiect: It is as detailed in the plans attached.
In two phases, with owner supplied HVAC work and equipment moving, the renovations include
work indicated on sketch plan for rooms 1-9, and additional work requested on site in creating
room 9.
Framing is metal wood stud, '/Z drywall, standard 2 x 4 ceiling grid, white fissured tile, lay-in
lights with poly Garb lenses. Hollow metal doors with building standard hardware,hollow metal
frames, and 4" vinyl base. Floor is 1/8 VCT over floor prepped with appropriate prep and other
repairs. Floor is not guaranteed to provide a uniform surface as concrete is in quite varied
condition. Steel columns are not boxed or wrapped.
Utility power outlets and lighting at existing locations is included. Power wiring for 1-'q'14C
systems, interior of clean room, and all communications wiring are by others. Install ; sets exit
and emeraencv lights. Fire alarm work is excluded.
Exterior walls are overlayed with metal furring, 3/4" rigid insulation and drywall, with drNivall
returns at windows. All partitions are maximum 10' tall. We are assuming that this is not
controlled construction, and thus that no Architect engineer is required. If required. these
services at extra cost. Basic Zoning permit is included.
We include an allowance for extending two sprinkler heads. No plumbing work is anticipated or
