BACKGROUND: The Barn is comprised of a 2 story, 3 bent structure(to be referred to as the "main barn")with an attached shallower extension. The extension was comprised of a segment(to be referred to as the "intermediate segment") immediately adjacent to the east wall of the main barn with a common north wall plane, that was in severe disrepair,and another newer, serviceable one story segment that extended further to the east. The initial permit application was for repair of the intermediate segment. Upon removal of bad material it was discovered that the main barn had suffered major structural failures that include a rotted northeast corner post associated with a slip of the north wall away from its footing, ruptured joinery in the middle of the east wall,and various rotten sheathing and timbers. At some time in the remote past a crude bulkhead of concrete had been poured at the base of the north wall presumably to halt the outward slippage of that wall. The net result was a slightly twisted and leaning main barn with sagging of the north half of the east side roof, and an obstruction to access the base of the north wall to make repairs. The extent of the defects was not previously visible due to some crudely framed walls that constituted a tack room and that hid the condition of those areas. On identifying the problems an immediate temporary remediation was performed to straighten and stabilize the main barn. GOALS: Stabilize,straighten and strengthen main barn structure; construct a single enclosed weatherproof utility space on the second floor accessed from within the main barn and extending over the intermediate segment; extend the new roof over the 2 renovated sections in the orientation and pitch that is optimal for possible future installation of solar panels. PROPOSED PLAN: 1. Excavate/remove old concrete bolster at base of north wall. Pour footing under east half of main barn north wall. 2. Build and set four additional laminated posts (similar to the four posts built under this permit previously—quadruple 2x8, staggered butts, ground contact pressure treated for the lower segment, sunk in concrete as detailed previously).The locations of those posts will be;one at the northeast corner of the main barn;one at center of the north wall of the main barn;and the last 2 will align with the pair previously set for the south wall of the intermediate segment, and in north/south alignments with the 2 new north wall posts. 3. Support a new second story floor that aligns with the second story of the intermediate segment already permitted,to create a single continuous space supported by the 8 posts. The second floor will be constructed with similar detail to that permitted for the intermediate segment— triple 2x12 beams running north/south,supporting 2x12 joists 16" on center. 4. The segment of roof overlying the rebuilt section of the second floor will be removed and replaced by new roof construction that aligns with the orientation of roof of the intermediate segment. 5. All walls of the second story, as well as the replaced first floor north wall will be conventionally framed with 2x6 lumber 16"on center(as is the previously permitted intermediate segment). A r ~ � window will be framed in the north wall second story. A door will be framed to the second story space on its'west wall within the barn. The shared wall on the first floor between the main barn and intermediate segment is likewise 2x6 framed. A door is framed into that interior first floor wall. 6. The new exterior walls will be sheathed with Zip, taped and sided with wood barn siding. All new framed walls interior to the barn will also be sheathed including the first floor shared wall between the intermediate segment and the main barn,thus providing extensive shear strengthening throughout the structure.
