Blueprints are not available since the lot has not been cleared to build.
Any proposed house will contain approximately 1400 sq. ft. and will comply with
all set back distances. The proposed house with the existing garage should leave
approximately 80% open land.
The existing lot is approximately 50 sq. ft. short by today's standards, however, it
should be noted:
• The lot was originally purchased from Earl Parson in 1947 my Melvin LaFrance
• In 1979, after his death, his daughter Barbara Lamontagne obtained possession.
• At no time did this land abut any other land owned by Lamontagne or LaFrance.
This lot is 25% to 50% larger than many of the other surrounding lots and,
before changes in requirements for legal lot size, it was a legal building lot.
Wouldn't this lot be grandfathered in as a legal building lot?
