The use, construction, design and occupancy of the building are in harmony with the general purpose and intent of the ordinance. In addition, this structure although located in the watershed district should have no impact on any streams or other watercourses within the city or pose any threat to the health, safety and welfare of the public. G. The use still promotes city planning objectives since there will remain a large undeveloped area on the property as well as it being beautified with landscaping as opposed to the existing trash and debris that was on the site. There would be no further changes in the future. 8.A. Sound and Sight Buffers. There are two adjoining premises to the subject property. The first is the Lyons property located at 351 Bridge Street, a two family rental with a large barn to the rear. The location of the proposed garage would be approximately 550 feet from the dwelling. The dwelling and the proposed garage are shielded by the barn located on the Lyons property. To the rear of the Lyons property is all open field used for hay, which extends all the way to Ferry Road. A hedge would not be appropriate on this side of the property in keeping with the existing open space. I would loam and plant grass. The other side of the property adjoins the Hutchins Family Realty property at 357, Bridge Street. This is a 3 family rental unit located on Bridge Street. The dwelling is approximately 450 feet from the subject garage and is shielded by a large row of Canadian Hemlocks planted 10 years ago. This provides an excellent existing barrier. 8E, How does the project meet the special requirements. There are no adjoining premises within 600 feet of the proposed structure. There are no issues with surface water drainage, sound, lighting or preservation of views. The proposed structure is located at the rear of a long lot which borders route 91. Any auto or pedestrian traffic on the lot is associated with my building, which is on the front of the lot well away from the proposed structure. There would be no change to entry on the property, which is from the present driveway located on the front of the lot on Bridge Street. The structure is a 1000 square foot one story garage fabricated from pre- engineered steel and design. The color scheme is a burnished slate look for the walls and fern green for the roof. The building would be harmonious with any other building in the area although there are none close by. To the left of the building about '/4 mile is the arena at the Three County Fair Grounds. To the rear of the building located on the other side of route 91 would be the airport hangars, to the right of the building about 400 feet is the route 91 entrance ramp and to the front of the building is my office building located about 400 feet away. The site was an overgrown brush lot with old construction debris, concrete, and railroad ties. This has been all cleaned up which will definitely be an enhancement to the area. Since this is just a private storage garage for service and office equipment there is no water, sewer or storm sewage collection issues. The building is all steel construction and should not pose a fire risk. 9. F The small color coordinated steel building will not impair the integrity of the adjoining area. The existing site, which is an eyesore, will be cleaned and excavated allowing some nice shrubs and hedges to be planted in the area. The building itself is of the same material as that of the arena at the Three County Fair Grounds '/4 mile to the south. There is nothing else in between. The proposed building would complement my existing brick office building in color and seize. The building should not be detrimental to health moral or general welfare. The intended use is for storage such as a snowplow, office files, ect... The building will have flow provisions that consist primarily of the two large overhead doors on the front and a walk through door on the side that would allow any water to flow freely through the building G.
