Existing vegetation will be retained when possible and will be supplemented with proposed vegetation as shown on the plan. Proposed trees will be low to middle canopy flowering species to add seasonal color and interest and avoid the potential danger much larger trees can present when in close proximity to buildings. Foundation and buffer plantings will consist of a deciduous/evergreen mix to maintain impact throughout the winter months and provide an appropriate transition in scale at the building ground interface. 15. The project will not have any signage. 16 . The project does not require loading and unloading facilities . 17 . Each tenant will be responsible for their own refuse removal ; there will not be any dumpster on the project. 18. Much of the proposed project occupies the same portions of the site as the existing use, this will minimize disruption to the natural features of the site. The present use of the site was a residential four bedroom student rental which was destroyed by fire in August, 1990. The house and garage are to be demolished and removed from the site. A three unit family apartment project is proposed for the site with on site parking, play area, and garden space. 2. The use requested is; listed in the Table of Use Regulations as allowed by special permit in the URB zoning district for which application is being made. Page 5-2; a special permit is required for a three!-family dwelling in a URB zone. Page 6-2: the parcel has 80 ' of frontage, all setbacks comply as shown on plan , with an area of 38, 000± SF the lot meets the size requirement of 10, 000 SF min. + 1 , 000 SF/unit, coverage is 4%± with open space well in excess of 50%. b) . The three bedroom units proposed for the site will provide badly needed affordable family housing in the community. The proposed building will be set back further from Bridge St. improving visibility to and from the driveway. The z acre play area to the rear of the structure will provide on site open space for children and gardening. c ) . The existing and proposed use are both residential ; the existing structure was used as a student rental ; the proposed family units should not have any added impact on traffic. d ) . The proposed project will make use of the same municipal utilities including water and sewer as did the existing structure. The proposed project will not overload or create an excessive demand on any municipal services. Gas and electricity are also available on the site. All utilities are accessed from Bridge St. : the flood plain to the back of building would not have to be crossed with utilities. e ) . The project will not entail any; removal of sand , filling of wet areas , open space exceptions, planned unit development, heavy public use, commercial use, waste treatment, accessory apartments , or home occupations . f) . The proposed project will not unduly impair the integrity or character of the district or adjoining uses and is in keeping with the general welfare of the public and the intent of the Ordinance. There are a number of uses in the surrounding Bridge Street neighborhood including , a large service station, playground, 9 single family homes , 6 two family properties, a single family with professional office, and the adjacent five unit office complex with a z acre parking lot. The area side streets consist of both single and multi -family residences .
