Description of Proposed Project/Work:
(refer to attached photos, site plan and building layout sketch)
am proposing to convert the property at 32 Round Hill Road into three two-story
condominiums. The property is a 7000+ sq ft brick building located on over an
acre of land. Changes planned to the current landscaping, lighting, trash area,
parking or driveway access to the property are minimal.
In terms of landscaping, there may be additional foundation plantings at the front
of the property and some shrubs for screening between outdoor living spaces of
the units. To provide lighting between the parking area and the unit entrances I
plan to add two additional lampposts similar to the one currently in existence
toward the front of the property. There will also be outdoor lights near each unit
entrance door. Outside lighting fixtures will use maximum 100 Watt bulbs.
I anticipate using the services of Pedal People of Northampton for trash pick up.
A small shed structure which currently exists beside the basement entrance at
the rear of the property will continue to serve as the trash storage area.
As a three unit residence, traffic is expected to be less than the most recent use
of the property (which was as offices for Smith College). Current usage has five
parking spaces, and the proposed plan calls for eight (two for each unit, and two
for guests).
Exterior changes (refer to site plan drawing) will be made in keeping with the
character and style of the existing structure and will be kept to a minimum, to
include:
1. The addition of a small entry along the front (driveway side) of the building
to access Unit B.
2. A slight expansion of the current entrance to the rear of the structure to
make a more formal entrance to Unit C.
3. The addition of three small decks of approximately 150 sq ft each.
Most of the project involves interior work to divide the space and utilities into
three separate living areas, and to then finish them into three high quality
condominiums. Upon completion, the units will be laid out as follows: Unit A
(toward the street)will be 2400 sq. ft., Unit B, in the middle, will be 2000 sq. ft.,
and Unit C (farthest from the street) will be 2200 sq ft. Units A and B will be two
bedroom units; Unit C will have three bedrooms. My husband and 1 intend to live
in one of the units and sell the other two.
