The staff' s number of cars will grow to 12 cars parked in the
school' s parking lot. There will be staff car pooling, reducing the
overall number to 10 .

Request for. Waiver, Section 10.11.5 Site Plan Approval:
Item B-5 . The Montessori school is requesting a waiver of
topographical information at two foot contour intervals because of
the large additional cost of preparing that information. The
schools property does not have any wetlands, streams, surface water
bodies, or drainage swales. The schools property is not located in
a flood plain. There are no "unique" natural land features. The
existing topography of this parcel is relatively flat. Recent work
by Minute Maid Corporation added a berm to the north and east
boundaries of the school's property. The location of the current
building and parking lot is on the high portion of the property on
the west side of the parcel. The property slopes from a high point
on the west boundaries to a low point on the southeast portion of
the parcel. The proposed addition's poured slab floor will be
elevated to match the existing elevation of the building. No
changes are proposed to the existing topography of the parcel.
Item B-7 . The Montessori School is requesting a waiver of drainage
calculations because there are no proposed drainage/detention
facilities, water quality structures, public & private
utilities/easements, or sewage disposal facilities planned for this
project. Currently the surface water on the property drains to an
area located in the southeast portion of the property. The proposed
addition will not change the current conditions.
Item B-11. The Montessori School is requesting a waiver of the
erosion control plan because the proposed construction is only 3000
square feet and there are no proposed changes to the sites
topography.
Item C. The Montessori School is requesting a waiver of the
preparation of a full traffic impact statement because of the
prohibitively large cost in preparing such a study. The school
believes that the City of Northampton has very good traffic count
information available from a recent study performed by the Coca-
Cola company. In lieu of a full traffic impact statement the school
provides the following information:
Currently the Montessori School has nine full time staffers along
with a average of sixty two students. With the proposed addition
the staff will increase by three and their will be forty four
additional students.
Currently the school' s peak traffic times are 7 :30 AM to 9 : 00 AM,
11:30 AM to 12 :45 PM, and 2 :45 PM to 5:15 PM. The morning peak time
is a student drop off period. The noon peak time is a student pick-
up and drop off period. The afternoon peak time is a student pick-
up period. There are some parents car pooling at the present time.

Montessori is in the General Industrial District. It is bounded on
the north by the Northampton Industrial Park. It' s bounded on the
South and West by Urban Residential-B.
Item B-6 . There is an existing 22 space parking lot located on the
southwest portion of the parcel. The City of Northampton' s Planning
Office has indicated that 17 additional parking spaces will be
required for this proposed addition. The required parking will be
attached to the existing parking lot to the west. The additional
parking area will not be paved. See enclosure.
Item B-8 . The school is currently involved in negotiations with the
Commonwealth of Massachusetts Highway Department with regard to a
proposed Rail Spur/Rail Trail which will abut the school' s southern
boundary. The school has requested the construction of a sound
barrier fence identical to the one installed on Minute Maid
property (on the schools North and East boundaries) . This fence
would be located along the entire length of the schools southern
boundary. The school has also requested that every effort be made
to preserve the mature Oaks and Maples along the same boundary. In
addition the school as requested a landscape planting plan. As of
this date no plans have been received by the school.
