02300 Utilities : Site Drainage : Provide positive drainage away from
foundations .
Connect to sewer system on site or separate connection
entrenched to street .
Water Service: Connect to existing line on Site .
Cable, Telephone and Electric Service : Connect to existing
services .
Natural Gas Service : Existing gas line must be upgraded.
Present line is undersized for present load. Connect upgraded
line in separate trench from Bates St .
02400 Landscape : Finish raking and seeding of disturbed areas . Protect
designated existing trees to remain. Trim crown and -root
prune existing trees to the North of addition, feed with
arborist recommended fertilizer.
03000 Concrete : Subgrade should be verified for bearing capacity to support
roof/wall loads . Dig test pit with backhoe within proposed
footprint before start of construction. There should be no
organics, fills, of soft clays present in the existing soil .
Frost walls, footings & slabs : 3000# psi min. reinforced
concrete . Foundation walls 8" wide . Continuous reinforcing
steel bar should be placed at the top and bottom of wall
(minimum) .
Exterior concrete : Should be air-entrained (61) ; 4000# psi
min. Provide batching slips . Slump tests to be taken at
random if Owner deems necessary.
Compacted fill should be well-graded granular material,
placed in 10" maximum lifts .
Coordinate work with installation of all under slab utilities
and radiant floor heating (should such a heating system be
chosen by Owner. )
If radiant floor system is used, slab is to be reinforced
with wire mesh and shall have contraction control joints
(saw-cut is ok) . If radiant system is not used, slab is to
be reinforced with a grid of #3 rebar @ 16" spacing both
ways .
05000 Metals : Miscellaneous metals for framing, galvanized at exterior
locations .

1 . General Bids are due to Susan Swift at The Montessori School of Northampton
by at 2 : 0 0 p.m.
2 . General Contractor shall be certified by the "Energy Crafted Home" program,
and all framing, insulation, air exchange, etc . shall meet requirements for
such Program. The building shell shall pass a "blower door test" prior to
installation of interior finishes . CFM shall meet "ECH" standards .
3 . General Contractor shall provide shop drawings and samples of all finish
materials as requested to Owner for approval .

01030 Alternates : Provide separate pricing for the following:
A. Star burst cedar siding at gable end of East Porch off
classrooms .
B . Moveable wall partition between Library and Classroom 101 .
Rough framing of opening and "break-down" wood stud and
gypsum board temporary partition to be part of Base Bid.
C. Glued on acoustical ceiling treatment in two classrooms in
place of sprayed finish; equal to Armstrong, "Nubby" , with 1
inch wood battens at all seams .
D. Forced Hot Water Baseboard heating system vs . Radiant Slab
(See concrete section for change in slab reinforcement) .
E. Repair/complete existing foundation, complete vapor
barrier, and remove dirt/debris (basement of EX-100) .
02100 Clearing: Remove designated trees .
02072 Demolition: Misc . wood framed walls; removal of pre-cast steps for re-
use; careful removal of existing doors for re-use . Careful
removal of existing plumbing fixtures for re-use . Capping of

RE: GENERAL BID FOR CONSTRUCTION
To whom it may concern:
The Montessori School of Northampton is seeking a General Bid for
construction of a 3000 square foot addition. This addition is to
include two new classrooms, library, office, restrooms, and
janitorial closet. The project will include the renovation of an
existing office along with the removal of an existing restroom and
relocation of another.
It is expected that the contractor and/or the sub-contractor have
experience in the following areas:

Landscaping
Concrete Monolithic Slab Construction
Manufactured Truss Systems Design and Installation
Stick Built Construction
Energy Crafted Home Program Certification
HVAC including HRV Systems Design and Installation
Radiant Flooring Heating Systems Design and Installation

Electrical/Lighting/Fire Safety Systems Design and Installation
Please find enclosed a Plan Set, Outline Material Specification,
and a Form for General BiVele,5elwv or your, use. There will be a pre bid
meeting at the school on % at nh o'clock at which time
questions will be answered.
The owner will use AIA Documents A101, STANDARD FORM OF AGREEMENT
BETWEEN OWNER AND CONTRACTOR where the basis of Payment is a
STIPULATED SUM - 1987 Edition and A201, GENERAL CONDITIONS OF THE
CONTRACT FOR CONSTRUCTION - 1987 Edition, Contract forms.
The school is prepared to undertake this building project this
spring with completion by August 15, 1997 . This addition is to be
occupied this fall session, September 1997 . The expansion committee
target dollar amount for this project is $240, 000 .
