Traffic Generation—Potpourri Plaza
Northampton,MA
ESTIMATING TRAFFIC GENERATION
The Institute of Transportation Engineers (ITE) Trip Generation manual, 6th
Edition, was utilized to estimate the vehicle trips which could be expected to
be generated by the project. For the purpose of estimating the number of
vehicles, Land Use Codes were selected which best illustrate the existing and
projected use of the site. The summary table included below list the Land
Use Codes, (LUC) as selected,the anticipated traffic generation rates as listed
in ITE, and the existing and proposed square feet of each type of use. (Note
that the restaurant utilized number of seats instead of square feet).
The attached table summarizes the existing and proposed traffic generation
anticipated by the project based upon ITE generation rates. The actual
existing and proposed traffic for the site can vary from the figures quoted,
based upon historical or actual counts from the site, however we were
unaware of any existing traffic counts at this location, or specific historical
traffic counts from the proposed new tenant's history with operations at some
of their other similar facilities. The utilization of additional specifically
related traffic data would likely reduce the ITE generated numbers, and as
such the traffic generation numbers as presented should be viewed as a
"worst case"scenario
SUMMARY
The proposed project will increase the numbers of vehicles utilizing the site.
This site is serviced by a signalized intersection that will provide a safe and
controlled access for traffic to and from the site.

On behalf of the applicant, Coolidge Northampton, LLC, this traffic impact
statement was prepared to evaluate the existing and projected traffic
generated by the project site.
EXISTING CONDITIONS
The existing site contains three buildings, serviced by two driveways onto
King Street. There are three buildings locate on the site, a 57,944 sf
office/retail building, a second building with 6,950 sf of office/retail space
attached to a 8,071 sf warehouse space, and a third building which is a
restaurant.
The site is serviced with three driveways onto King Street. The southern
drive primarily services the restaurant. The center drive is signalized and
Landscape Architecture accommodated most of the traffic from the Plaza. There is a third drive
located to the north o the site which is not located on the applicant's property,
Civil Engineering but this drive is utilized by the plaza.
Planning PROPOSED PROJECT
Land Surveying
The proposed project consists of converting 4,420 sf of the existing office
space in the major building from office/retail into a bank with drive up
tellers. The second building will be demolished and replaced with a 14,700
sf pharmacy/drug store with a drive up window. The existing restaurant
would remain.
The existing driveways onto King Street would remain in their current
configuration.

RE: Site Plan Review Application submission
To the Planning Board:
Enclosed please find the Site Plan Review application submission for
proposed changes to the Potpourri Plaza on King Street. Enclosed are the
site plan review application form,site plans, and other supporting
information.
The proposed project includes demolition of an existing structure at the rear
of the site, construction of a 14,700 SF Walgreen's drug store, and
conversion of a portion of the remaining building to a credit union,
including construction of a drive-up teller and ATM canopy. Work will
include grading paving and installation of stormwater management controls.
We look forward to discussing the project with you at an upcoming hearing.
