The findings were as. follows: The Planning Board voted to approve the Special Permit for a flag lot under §6. 13 of the zoning ordinance because the applicants will use the land for a single family home. The lot has 100' frontage as do other lots in the same area. They also have at least a double lot area of 4. 896 acres. All of the setbacks are double the normal requirement of the zoning ordinance. There is a proposed 15' wide gravel driveway with a turn-around. There were no proponents or opponents to the proposed project, nor did the DPW voice any concerns over the project. The proposed use was listed in the Table of Use Regulations; the requested use bears a positive relationship to the public convenience with the addition of housing in an odd-shaped lot. All of the set-backs are double the size that the ordinance requires. The site plan shows drainage systems and there will be a 2' wide swale- along the driveway to take care of any anticipated water problems. The Planning Board voted to grant the applicant's request for a 20% reduction in frontage because the lot has 100' frontage and a reduction is allowed under the ordinance if approved by the Planning Board.
